SCALE OF CHARGES

Let Only – £780.00 (inc VAT) payable for each letting where the tenant is introduced through the Agent

Letting & Rent Collection – £12% (inc VAT) of the rent received, deducted by the Agent
*If the monthly rental is £500 you will pay a fee of £48.00 inclusive of VAT

Essentials Tenancy Management – 14.4% (inc VAT) of the rent received, deducted by the Agent *If the monthly rental is £500 you will pay a fee of £72.00 inclusive of VAT

Premium Management (VIP) – 18% (inc VAT) of the rent received, deducted by the Agent
*If the monthly rental is £500 you will pay a fee of £90.00 inclusive of VAT

The fees for the above services are payable when any individual or organisation enters into an agreement to rent the Property as a result of our promotion, introduction, or viewing by the Agent.

 

Specialist Services

Buy To Let Advisory Service – £85.00 per hour (£97.00 inc vat)

Property Acquisitions Service – 2% (2.4% inc VAT) of final agreed sale price

Property Sales – 1.5% (1.8% inc VAT) of final sale price, including sale to the tenant

Refurbishments – 10% (12% inc VAT) of final agreed invoice + Contractors invoices Includes proposing project, sourcing contractors, overseeing work, completion meeting, photographs

Furnishing – 10% (12% inc VAT) of final agreed invoice + Contractors Invoices Includes proposing furniture plan, ordering furniture, presenting furniture, photographs

Empty Property Management Fee – £96.00 (inc VAT) Per month, payable in advance

 

Additional Charges

Tenancy start up fee – £300.00 (inc VAT) Service Includes: Agree the market rent and find a tenant in accordance with the Landlord guidelines; Provide guidance on compliance with statutory provisions and letting consents; Carry out accompanied viewings (as appropriate); Market the property and advertise on relevant portals; Erect board outside property in accordance with Town and Country Planning Act 1990; Advise on non-resident tax status and HMRC (if relevant)

Inventory Preparation Service – upwards of £90.00 (inc VAT) Dependent on the number of bedrooms and/or size of the property and outbuildings

Inventory Check In – upwards of £60.00 (inc VAT) Dependent on the number of bedrooms and/or size of the property and outbuildings

Inventory Check Out – £180.00 (inc VAT) Includes a full report including photographs

Protection of Tenancy Deposit – £30.00 (inc VAT) annual fee on anniversary of Tenancy. Register landlord and tenant details and protect the security deposit with a Government-authorised Scheme. Provide the tenant(s) with the Deposit Certificate and Prescribed Information within 30 days of start of tenancy

Tenancy Deposit Dispute Resolution – £216.00 (inc VAT) Service includes the time putting a case forward to the deposit scheme following a dispute over the deposit allocation at the end of the tenancy

Tenant /Guarantor Referencing – £25.00 per applicant payable only if the Rent Guarantee has not been taken

Property Visits – £90.00 (inc VAT) One every 12 months. Additional visits are available upon written request

Rent Guarantee – £24.00 (inc VAT) Monthly Policy, Monthly payments

Court Appearance – £60.00 (inc VAT) per hour or part thereof. By a Senior Team Member, includes liaising with solicitors, arbitrators, barristers

Court Appearance – £120.00 (inc VAT) per hour or part thereof. By a Director, includes liaising with solicitors, arbitrators, barristers

Preparing and serving of a notice – £120.00 (inc VAT) – included in Essentials & VIP services

Tenancy Renewal Fee – £102.00 (inc VAT) Contract negotiation, amending and updating terms and arranging a further tenancy agreement

Statutory Periodic Tenancy Fee – £120.00 (inc VAT) Contract negotiation, amending and updating terms, updating deposit registration

Insurance Claim Handling Fee – 12% (inc VAT) of the settlement with a minimum charge of £120.00 (inclusive of vat)

Instruction of a gas safety certificate – £0 + Contractors invoice

Instruction of an Energy Performance Certificate – £0 + Contractors invoice

Instruction of a Electrical safety inspections – £0 + Contractors invoice

Instruction of a Carbon monoxide detectors and smoke alarms – £0 + Contractors invoice

Instruction of furniture & furnishings inspection – £0 + Contractors invoice

Combined Safety Inspection – To include Gas, electric and furnishings – £0 + Contractors invoice

Instruction of a Legionella risk assessment – £0 + Contractors invoice

Supervising Landlord own Contractor – £25.00 (inc VAT) per job instructed to oversee

Project manage on behalf of the Client -10% (12% inc VAT) of contractor’s invoice

Any major works exceeding £250 + VAT – Arranging access and assessing costs with contractor; ensuring work has been carried out in accordance with the specification of works; retaining any warranty or guarantee as a result of any works

Cutting of keys – £30.00 (inc VAT) + Contractors invoice

Professional Hourly Rate – £60.00 (inc VAT) For any works completed not listed above

In the event of cancellation during a tenancy the minimum fee that would be payable is the agreed Let Only fee listed above, plus other costs incurred, including a reasonable fee for the time management which has been provided. These costs might include the number of months of management service that has been provided and any disbursements such as arranging the EPC, the Gas Safety Record or other works.

 

Referral Fee Disclosure

We may also receive commissions from: Contractors; Insurance companies; Referencing companies; Utility providers; and others.

These commissions may or may not be included in the contractor invoice and can be up to 20% (inc VAT) of the total invoice.

You are not under any obligation to use the services of any of the recommended providers, though should you accept our recommendation the provider is expected to pay us the corresponding Referral Fee.

All prices subject to change after two months’ notice.

TENANT FEES

In addition to paying the rent, you may also be required to make the following payments permitted under the Tenant Fees Act 2019.

Before the tenancy starts (payable to Belvoir ‘the Agent’)

Holding Deposit: Equal to 1 week’s rent

Deposit: Equal to 5 week’s rent

During the tenancy (payable to ‘the Agent’)

Payment of interest for the late payment of rent at a rate of 3% above Bank of Englands base rate for each day that the paymnet has been outstanding 

During the tenancy if permitted and applicable

Payments to change the tenancy (once it has commenced), when requested by the tenant – £50 (including VAT), or reasonable costs incurred if higher

  • Utilities – gas, electricity, water and sewerage
  • Communications – telephone and broadband
  • Installation of cable/satellite
  • Subscription to cable/satellite supplier
  • Television licence
  • Council Tax

Other permitted payments

Any other permitted payments, not included above, for breaches of contract or under the relevant legislation including contractual damages. These may include reasonable costs or losses incurred for loss of keys, security devices and changes to the tenancy agreement or early termination, if the Landlord agrees they can be made, up to the permitted limits. Each breach of contract will incur a charge of £36.00 inc VAT.
