Special Edition Pandemic Report

The Belvoir rental index has been running since 2008 and the Belvoir franchise survey has been in place since 2016. This data allows us to understand how the pandemic has impacted each region across the UK, both from a rental perspective, and from key lettings metrics, including rental shortages and oversupply, voids, rent arrears and landlords selling/buying.

Latest Belvoir Rental Index Q2 2021

In England, Wales and Scotland for all offices which have been consistently trading for over eight years, the average monthly rent for Q1 2021 is £723. This is a decline of just over -2.75% compared to Q1 2020. When comparing Q1 2021 to the 2020 annual average monthly rent £743, this also shows an overall decrease of around -2.75%.

In England, Wales and Scotland for all offices which have been consistently trading for over eight years, the average monthly rent for Q1 2021 is £723. This is a decline of just over -2.75% compared to Q1 2020. When comparing Q1 2021 to the 2020 annual average monthly rent £743, this also shows an overall decrease of around -2.75%.

In England, Wales and Scotland for all offices which have been consistently trading for over eight years, the average monthly rent for Q4 2020 is £735. This is a decrease of just under 1% compared to Q4 2019.

Comparing Q4 2020 to the 2019 annual average rent £755 per month, this shows an overall decline of around -2.5%.

For all offices in England, Wales and Scotland which have been trading consistently for over eight years,
the average rent for Q3 2020 is £747 per month – a slight decrease of around -1% versus Q3 2019.

Comparing Q3 2020 to the annual average rent for 2019 of £755 per month, this also shows a slight fall of
around -1%.

Belvoir Rental Index Q2 2020

In England, Wales and Scotland for all offices which have been trading consistently for over eight years, the average rent for Q2 2020 is £746 per month – a decrease of around -3.5% versus Q2 2019.

When comparing Q2 2020 to the 2019 annual average of £755 per month, this also shows a small, almost insignificant fall of around -1%.
