The Situation

Kelvin had grown up in the Hartford area of Northwich and had emigrated to Australia a number of years ago. His two properties were being managed by a local agent and we were contacted by Kelvin’s parents in early 2023 as there was concerns that the agent wasn’t handling them well

The Client’s Objective

Kelvin’s parents explained that there were various aspects of the management service that was lacking and so they decided to approach us to make sure the properties were compliant.

Our Solution

We had a look at the paperwork to see what was missing or needed altering and then arranged initial inspections at both properties.  Of particular note at 10 Foxendale there was found to be the following maintenance issues:  all 3 smoke alarms needed changing, there was no carbon monoxide alarm in the lounge with a gas fire, several taps were dripping, a curtain pole was loose and the ensuite bathroom had mould present.

 

We swiftly had these issues rectified by our contractor, which gave both Kelvin and the tenant peace of mind that the property was safe and compliant.

Kelvin is now paying more in management fees but “he believes” this is a small price to pay for peace of mind and knowing that his agent will report any maintenance issues in a timely manner.
