Guidance For Preparation Of Your Property For Letting Out

Before your tenants move in and our Inventory is carried out it is vital to prepare your property sufficiently. This inventory will detail the fixtures and fittings of the property and the state of repair, the cleanliness and any furnishings agreed to be left in. It will cover both inside the property and its grounds. It will be conducted on a date agreed with yourselves and usually the day before the tenancy begins.

General

  • Smoke alarm (s) fitted and working
  • Carbon Monoxide detectors fitted and working in every space with a fixed combustion appliance excluding gas cookers & gas hobs. See Blog on our website for guidance here
  • Windows clean inside and out
  • All skirting boards free from dust
  • Toilets sparkling clean and dust/debris free including any pipework
  • Cobweb free
  • All lights working
  • All flooring clean, carpets professionally cleaned if necessary
  • Surfaces wiped and polished as necessary
  • Any mirrors sparkling
  • Doors and window sills dust free
  • All your own furniture (unless agreed to be given or purchased by the tenants) must be removed including all white goods and any items in outbuilding (s)

 

Kitchen

  • Oven and hob professionally clean
  • All appliances clean
  • Washer drawer and seal clean (if applicable)
  • Sides of dishwasher clean (if applicable)
  • Cupboards and drawers cleaned and wiped out internally and clean fronts.  Free from any debris/unnecessary items
  • Extractor filters clean and grease free
  • Splash back tiles clean
  • Worktops to be thoroughly clean and streak free

 

Bathroom

  • Toilets sparkling clean and dust/debris free including any pipework
  • Any shower screen sparkling clean or curtain free from any mould
  • Free from limescale to include grouting and sealant
  • Sealant to be in good condition and free from mould
  • Extractor fan to be working and free from any dust
  • Fittings and fixtures to be sparkling clean

 

Grounds (if applicable)

  • Lawns mown and weed free if possible
  • Edges trimmed
  • Any hedges trimmed
  • Borders weed free
  • No litter or debris present
  • Shrubs and plants pruned for time of year
  • Driveway swept and clear of debris as much as possible

 

Garages and Outbuildings

  • Free from any unnecessary items
  • Flooring swept
  • Dust and cobweb free as much as practicable.

 

Documentation Required

• Landlord Gas Safety Certificate
• EICR- Electrical Installation Condition Report
• EPC – Energy Performance Certificate

 

Further Actions Required

  • If you were the prior resident arrange to have your mail redirected
  • Leave instructions for all appliances that remain at the property with each appliance.
  • Make sure all relevant equipment is labelled correctly
  • For a managed property we require 3 full sets of keys, one for ourselves and two for the tenant(s) – to every lock excluding window locks. For Let Only or Rent Collect properties we require 2 full sets

 

Belvoir will

  • Transfer utility bills into the name of the new tenant
  • Arrange for the council tax to be paid by the new tenant

Belvoir Can

  • Assist you with cleaning
  • Arrange for furniture and other household removal
