We were contacted by Julie who was in the process of inheriting a property from her parents, she needed to turn the property around quickly and it was in need of work to get it rental-ready.

The Situation

Julie had seen our details on Google and decided to give us a call as we are a lettings-only agency.  She was going through a protracted probate process so she needed a local reliable letting agent to not only handle the rental but to help get the property up to standard

The Client’s Objectives

There was a relatively short timeframe after probate was granted to get the property up to a marketable standard within a certain budget.  Julie had a 6 month window between when probate was granted and getting the property tenanted before she would have to start paying council tax on an empty property.  She is also based overseas so it added that extra layer of complexity.

Our Solution

We needed to act quickly so we appointed one of our contractors that offers a turnkey solution to all our property maintenance.  Work that needed doing included: re-flooring throughout, redecorating throughout, partial kitchen retiling and garden tidying.  Instead of relying of multiple trades, which could have caused further delays due to the logistics, Advanced Property Care dealt with the jobs from start to finish in a timely manner.  It effectively saved Julie money in the long run.

What It Meant To Them

Belvoir turned the property around within the required timeframe so Julie has avoided paying council tax on the property, much to her relief.  Not only that, we have installed a long term tenant who is paying the asking price of £1,200 per calendar month.

The Timing

From start to finish the work took about 6 weeks, with a gap in between so the garden could be done just prior to the tenant taking occupation.
