The tenancy didn’t go to plan and there was found to be extensive neglect at the property including rent arrears.

The Situation

Mark acquired the property in 2017 through a property sourcing company as a buy-to-let vehicle.  During the second tenancy the tenant allowed the property to gradually decline and failed to pay one month’s rent

The Client’s Objective

The objective was to get the property turned around in a short a timeframe as possible to start earning income following the works required to get it market ready

Our Solution

We employed the services of our trusted contractor – Advance Property Care – to carry out the remedial works necessary.  They were able to carry out all aspects of these required works.

Reducing the void period was of upmost importance and to resume earning a monthly income as quickly as possible.  The relatively short turnaround time was crucial and this was testament to not having to employ separate trades to get the job done

The Timing

The property became vacant on 4th January 2023, the landlord obtained a loss adjuster’s report on 1st March (to see whether there was scope for a claim) and work was completed w/c 1st May 2023.

The Value To The Customer

With Mark living down south it was imperative that he had faith in us as his agent to secure a slot with the contractor and oversee the works.  He was also not out of pocket with his rent as the rent guarantee policy that he holds paid the month’s rent the tenant owed, thus keeping his income fully intact.
