We will take some information from you about your block or estate and book a suitable time for our block manager to come out to visit you to see the block and to discuss your needs. Every block and set of leaseholders has different needs, so it is important for us to be able to meet to see the condition of the block, to see what the main issues are and also what aspect of our service you would require.

We will ask you if possible to send us a copy of your lease, so that we can quickly review the lease for all the legal bits and bobs that spell out the landlords’ duties and the power to appoint a block manager.

Once we have visited your block, we will write up a proposal and send it to you within a few days containing our recommendations of the service you need as well as all the fees.

If you are happy with our proposal, the next step is to provide us with all the necessary information about the property, including ownership, leasehold agreements, service charge budgets, and any ongoing maintenance or repairs required. We will have a comprehensive handover checklist to assist you. We will then carry out a detailed assessment of the property to identify any issues or areas for improvement.

Before the management of the property can be transferred to us, it is essential to notify the current property management company of the intention to switch. The terms of the current management agreement will need to be reviewed to determine the notice period and any additional costs or fees that may be incurred.

Once the notice period has elapsed, or if there has been no block management company in place, we can take over the management of the property. This process will involve the transfer of all relevant documentation, such as leases, service charge accounts, and maintenance records, from the previous management company or landlord.

We will as the block management company commence our duties, which typically include regular property inspections, maintenance and repair work, tenant communication, and budget management.
