Our comprehensive marketing strategy ensures that your property will be seen by potential tenants, not just on the Belvoir website, but also on Rightmove, Zoopla, PrimeLocation and OnTheMarket, as well being advertised in one of our two offices, where one of our dedicated team will process the enquiry, ensuring that we find the most suitable tenant for you and your property in a prompt and timely manner.

Like most Letting Agents, we work off a No Let, No Fee basis. However, unlike many of our competitors, we are proud of the fact that we do not earn any commissions off maintenance works conducted at your property, before, after or during the tenancy. We also offer a competitive fee structure with no hidden costs.

Landlord fees and services

Tenant Find Only Fee

£390 incl VAT (£325 plus VAT) OR 60% of one month’s rent incl VAT (50% plus VAT), whichever is greater.

(For example, if the monthly rental was £700.00, you will pay a fee of £420.00 including VAT, from the first month’s rent. If the agreed rental is higher or lower than the example price, your tenant find fee will be correspondingly higher or lower)

Fully Managed Fee

£390 incl VAT (£325 plus VAT) OR 60% of one month’s rent incl VAT (50% plus VAT), whichever is greater

(For example, if the monthly rental was £700.00, you will pay a fee of £420.00 including VAT, from the first month’s rent. If the agreed rental is higher or lower than the example price, your start-up fee will be correspondingly higher or lower)

AND

14.4% incl VAT (12% plus VAT) of the monthly rent.

(For example, if the monthly rental was £700.00, you will pay a fee of £100.80 including VAT per month. If the agreed rental is higher or lower than the example price, your commission fee will be correspondingly higher or lower)

Please note there is a minimum fee for monthly management of £66.00 including VAT (£55.00 plus VAT)

Withdrawal Fee (after referencing has taken place)£360.00 including VAT (£300.00 + VAT)
Withdrawal Fee (after marketing has taken place but before a tenant has been found)£180 including VAT (£150.00 + VAT)
Duplicate Statements & Tenancy Agreements£6.00 including VAT (£5.00+VAT)

Insurance Claim Handling Fee18% including VAT (15% + VAT) of the total value of the claim

Re-Signing or Renewal Fee (Tenant Find Only) – payable where The Agent, with your agreement, arranges a renewal of tenancy to an existing tenant, this includes the optional referencing of the tenants and rent review at the property)£180.00 including VAT(£150.00 + VAT)

All fees listed above are outlined in our Terms of Business. Other ad-hoc fees may be applicable on some occasions but communicated to you prior to charging. VAT will be added to all fees where applicable as listed above, please note that all relevant charges are tax-deductible.
