Tenant Fees post 1st June 2019 (please see below)

Tenant fees permitted under the Tenant Fees Act 2019

In addition to paying the rent you may also be required to make the following payments (and not limited to) permitted under the Tenant Fees Act 2019.

  • Deposit is a total of 5 weeks rent.
  • We require a Holding Deposit of 1 weeks rent.  This is required for the property to be removed from the market. This will be deducted (by agreement with you) from your overall tenancy deposit.
  • Rental payments overdue by more than 14 days will be subject to interest at the rate of 3% over the Bank of England base rate calculated from the date the payment was due up until the date payment is received.
  • Should you extend your tenancy on a fixed term or periodic basis then a renewal fee of £50 including VAT will be charged.
  • Contract negotiation, amending terms and updating your tenancy agreement during your tenancy then a charge of £50 including VAT will be charges prior to any amendments happening.
  • Pay for lost keys, fobs and security devices. If Belvoir has to arrange this on the Tenants behalf, then £15 including VAT will be payable as well as the cost of keys. fobs and security devices.
  • £450 including VAT should you wish to terminate your tenancy agreement and vacate the property early (subject to permission from your Landlord/Belvoir). This will cover the extra administration and costs incurred by the Landlord/Belvoir.  You must be aware you will be liable to pay monthly rent until your agreement is superseded with a new tenancy.
  • If you pay cash for any rents or deposits, there is a charge for cash handling of £10.00 including VAT.  All payments should be paid directly into our bank account.  Holding deposit may be paid by debit card.
  • You will be liable for Utilities such as gas, electric, water and sewerage. Communications such as cable/satellite.  Installation of cable or satellite. Subscription to cable or satellite supplier. Telephone and broadband. Television Licence. Council tax.

Company Let Fees

  • Application fee £300 including VAT
  • Holding fee £200 (this goes towards your deposit)
  • Deposit 1 month's rent plus an additional £100 including VAT

Tenant Fees for pre 1st June 2019 Tenancies

Explanation of our tenant fees permitted under the Tenant Fees Act 2019 transitional provisions, where fees are written into existing tenancy agreements. These apply to all tenancy agreements granted or signed and executed before 31st May 2019, and can be charged up until 31st May 2020
 

Tenancy Application Fees:

  • Application fee for single applicant £250 (including VAT).
  • Application fee for a couple £300 (including VAT).
  • Guarantor Application fee £100 (including VAT).
  • Additional Occupant Application fee £100 (including VAT).
  • Plus a Holding fee of £200 (This goes towards your deposit).

The only price shown in our property adverts is the calendar monthly rental cost of the property. Tenancy application charges and possibly other fees will apply but can vary due to a customer's individual circumstances and are therefore excluded from the price shown.

Company Let Fees

  • Company Application fee £300 (including VAT).
  • Plus a Holding fee of £200 (This goes towards your deposit).

This fee is non-refundable if the company fails to proceed for any reason, or if the tenancy fails to proceed due to inaccurate information provided in the tenancy application.

 

Other Fees:

  • Should rent be late, an arrears letter will be sent to you. Arrears letters carry a penalty charge of £10.00 (including VAT) per letter, and the charge must be cleared immediately upon receipt of a letter. If the charge is unpaid by the end of the tenancy, it will be deducted from your deposit.
  • £5.00 per day will charged whilst the rent is overdue & remains unpaid.
  • Should you extend your tenancy on a fixed terms or periodic basis, then a renewal fee of £50.00 (including VAT) will be charged.
  • Contract negotiation, amending terms and updating your tenancy agreement during your tenancy, then a charge of £50.00 (Inc VAT) will be charged prior to any amendments happening.
  • Reference Fee £25 (including VAT) applies if we are required to provide a written reference of your tenancy to any third party.
  • Pay £75 (Inc vat) Administration charge for the checking of the inventory & informing utility companies at the end of the tenancy.
  • If you pay for any rent, deposits, these is a charge for cash handling, £10.00 applies (including VAT).
  • We do not accept credit cards. 
  • If at any time where we need to return a rent to a tenant, an administration charge of £25.00 (including VAT) applies
