Top tips for Tenants

How many bedrooms do you need? Do you need a garage? Do you need outdoor space? How much rent you can afford? What areas do you want to live in?

Late afternoon and weekend appointments are the most desirable, if these are the only times you can do, make sure to book your viewings in advance. Use this time to find out all the information you require about the property.

You will need proof of ID, proof of address, proof of income, check your credit report to see if you have any adverse credit (CCJ’s, IVA’s or bankruptcies?) you may need a guarantor.

Is it furnished? Are any bills included in the rent?

Landlords are responsible for insuring the building and it is down to the tenant to obtain contents insurance. Take out tenant’s liability insurance if you can.

How much rent can you afford per month? A good rule of thumb is to take the annual rent multiply by 2.5 and if that equals or is more than your annual income then you are in a good position to rent the property.  If the affordability is not quite there, can you get a guarantor?  A guarantor needs to earn the annual rent multiplied by 3.  Take into consideration other costs you will need to pay utility bills, council tax, tv licence, insurances, food etc.
