  • We hold keys for the majority of our properties in order to accommodate viewings as required, including early evenings and Saturdays.
  • Otherwise we will liaise with the landlord or existing tenant to find a convenient time.
  • We undertake references on behalf of the landlord. This includes: Credit history checks, employer checks and previous landlord check.
  • The majority of our paperwork & legal documents are completed online using the latest technology & DocuSign.
  • One month Rent in advance plus the equivalent of 5 weeks rent held as a security deposit against damage or other breach of the tenancy. Please be aware that on the day of sign up all monies must be presented in cleared funds by prior bank transfer.
  • Rents are normally quoted on a calendar monthly basis. Rents are paid, monthly in advance, by standing order to our Belvoir Client account. The first months’ rent is paid, in cleared funds, on the day that you sign the tenancy agreement.

Tenant Fees post 1st June 2019

In addition to paying the rent, you may also be required to make the following payments permitted under the Tenant Fees Act 2019.

Before the tenancy starts

(payable to Onwards & Upwards Property Limited T/A Belvoir Leeds South ‘the Agent’

Holding Deposit: 1 week’s rent

Deposit: Equal to 5 Weeks Rent

Company Application Fee: £342.00 Inc VAT

During the tenancy

(payable to the Agent)

Payment of interest for the late payment of rent at a rate of 3% over the Bank of England Base Rate calculated from the date the payment was due up until the date payment is received.

During the tenancy

if permitted and applicable

  • Utilities – gas, electricity water and sewerage
  • Communications – telephone and broadband
  • Installation of cable/satellite
  • Subscription to cable/satellite supplier
  • Television licence
  • Council Tax

Other permitted payments

Any other permitted payments, not included above, for breaches of contract or under the relevant legislation including contractual damages. These may include reasonable costs or losses incurred for loss of keys, security devices and changes to the tenancy agreement or early termination if the Landlord agrees they can be made up to the permitted limits.
