Monthly Compliance Fee: 13% +VAT (15.6% incl. VAT) of each months rent.
New Tenancy set up fee: Minimum £350 +VAT (£420 incl. VAT) or 50% +VAT (60% incl. VAT) of the 1st months rent ~ whichever is greater.
Peace of mind package including a Detailed Written Photographic Digital Inventory PLUS Belvoir Rent Guarantee (including Tenant Eviction Service), two annual Mid-term Inspections with written & photographic report. No charge for additional visits (fair usage applies) and 24 hr Tenant Maintenance Portal & Tenant Relationship Management along with complimentary access to the Belvoir Rewards scheme looking after your tenants.

2. Enhanced Compliance Service ~ Popular Choice

Monthly Compliance Fee: 12% +VAT (14.4% incl. VAT) of each months rent.
New Tenancy set up fee:
Minimum £350 +VAT (£420 incl. VAT) or 50% +VAT (60% incl. VAT) of the 1st months rent ~ whichever is greater.
An enhanced-compliance service including Detailed Written Photographic Digital Inventory PLUS a peace of mind Tenant Eviction Service for up to two tenants. The tenancy & property are administered stringently in accordance with legal requirements, two annual Mid-term Inspections with written & photographic report and 24 hr Tenant Maintenance Portal & Tenant Relationship Management along with complimentary access to the Belvoir Rewards scheme looking after your tenants.

3. Basic Compliance Service

Monthly Compliance Fee: 11% +VAT | 13.2% (incl. VAT) of each months rent.
2021 Promotion – New Landlord Tenancy set up fee: £150 +VAT (£180 incl. VAT)
Subsequent Tenancy set up fees:
Minimum £350 +VAT (£420 incl. VAT) or 50% +VAT (60% incl. VAT) of the 1st months rent ~ whichever is greater.
A standard-compliance service including Detailed Written Photographic Digital Inventory ensuring the tenancy & property is administered stringently in accordance with legal requirements, two annual Mid-term Inspections with written & photographic report and 24 hr Tenant Maintenance Portal & Tenant Relationship Management along with complimentary access to the Belvoir Rewards scheme looking after your tenants.

4. Rent Collection & Compliance Service

Monthly Rent Collection Fee: 7% + Vat (8.4% incl. VAT) of each months rent.
Minimum £350 +VAT (£420 incl. VAT) or 50% +VAT (60% incl. VAT) of the 1st months rent ~ whichever is greater.
For Landlords that are equally as experienced as those below, but don’t want the hassle of ensuring Rent Collection, chasing arrears and require a Monthly Statement of Account for Tax purposes. This package includes Marketing, Referencing, Detailed Written Photographic Digital Inventory, Tenancy Documentation & Compliance plus deposit allocation with the DPS in line with Legislation. The Landlord warrants that they are adequately educated and experienced in current Letting Legislation to manage an Assured Shorthold Tenancy (AST) in a lawful manner and will maintain Continuing Professional Development (CPD) for the duration of any Tenant introduced by the Agent.

5. Let Only / Tenant Find Compliance Service

Tenancy set up fee: 75% incl. VAT of 1st months rent, subject to a minimum fee of £450 +VAT (£540 incl. VAT)

: Studio to 4 Bed – £120 incl. VAT
A basic package for highly experienced Landlords with the time and resource to manage tenants, rent collection, property maintenance and sustain knowledge and implementation of the latest legislative change 24x7x365. This package includes Marketing, Referencing, Tenancy Documentation & Compliance plus deposit allocation with the DPS in line with Legislation. The Landlord warrants that they are adequately educated and experienced in current Letting Legislation to manage an Assured Shorthold Tenancy (AST) in a lawful manner and will maintain Continuing Professional Development (CPD) for the duration of any Tenant introduced by the Agent.

Please note: There is a minimum monthly fee of £66.00 incl. VAT (£55.00+VAT) on Packages 1 to 4.

  • 12 Month Tenant Eviction Service: £200 per annum for up to two tenants, £100 per tenant thereafter (only available services 2 & 3)
  • Additional Property Visits: £36 (Services 2&3 only, Premium Compliance included ~ fair usage applies)
  • Tenancy renewal/variation: £60 (Services 2&3 only, Premium Compliance included. Services 4&5 Price on application)
  • End of Tenancy Checkout Only: £80.00 (Services 4&5 only)
  • Mid Term Inspection Only: £70.00 (Services 4&5 only)
  • Deposit Administration Dispute Charge: £120.00 (Services 2&3 only, Premium Compliance included. Services 4&5 Price on application)
  • Adding a tenant to existing tenancy including referencing: £210.00 (Services 2&3 only, Premium Compliance included. Services 4&5 Price on application)
  • Professional Hourly Rate: £60.00 (Services 1,2&3 only for non-standard tasks) 
  • Statutory Declaration fee to administer Deposit: £40.00 (Services 2&3 only, Premium Compliance included. Services 4&5 Price on application)
  • Service of Section 21 notice to tenants: £100.00 (Services 2&3 only, Premium Compliance included. Services 4&5 Price on application)
  • Court Attendance including preparation: £180.00 (Services 2&3 only, Premium Compliance included. Services 4&5 Price on application)
  • Commissions: In some instances, we may receive commission up to 12% from third party providers including but not limited to: insurance companies, contractors, referencing & utility providers
  • Cancellation: Where any Service is cancelled by the client during the first twelve months a fee of £360.00 will be payable. Two months’ notice of cancellation required.
