By now we are all used to a rental property requiring an EPC when a new tenancy is created.
Currently new tenancies must meet an energy efficiency rating of E or above but there is no requirement to have an EPC for a property with an existing tenancy.
But did you know from April 2020 existing tenancies will be affected by the requirements to meet minimum energy efficiency standards?
In a drive to improve the energy efficiency across the private rented sector all properties must have an energy rating of E or above.
The government have legislated that from April 2020 Minimum Energy Efficiency Standards (MEES) regulations will be extended to include existing tenancies.
From April 2020 ALL tenancies must meet the minimum standard of an E.
We recommend that all landlords check their properties EPC rating and expiry date. Over the next 4 weeks we are contacting all our landlords – managed by ourselves and self managing – to ensure they will meet the requirements.
