EPC's and Rental Properties an update.

We promised we would keep you up to date! It has long been said that all lettings properties will need to be an EPC grade C by 2025 for new lets and by 2028 for all lets. We have been waiting for detailed plans on this for the last two years as it has never been enshrined in legislation.

As part of Rishi Sunak’s announcement yesterday reversing on a number of green policies, he has confirmed that he plans no further changes to legally enforced EPC minimum standards, meaning a Grade E or above will remain the minimum.

“Under current plans, some property owners would have been forced to make expensive upgrades in just two years’ time. That’s just wrong. So those plans will be scrapped and while we will continue to subsidise energy efficiency, we’ll never force any household to do it.”

Whilst of course we are in a time of political uncertainty and elections are coming which could see yet more change in Government and policies, we finally have more details for Landlords.

In our experience many of our landlords and tenants work together to improve the efficiency of their home but with 60% of rental stock being a D or below it was a major concern for Landlords. It played a factor in decisions around selling property and when there is so little rental stock available it is comforting to know there is no longer an unknown deadline or cost to factor into a buy to let portfolio.
