Landlord fees

Fully Managed: £420 inc VAT one off set up fee per tenancy.  Followed by 10% + VAT (12% Inclusive of VAT) of the rent, deducted from the rent.

  • Accompanied viewings
  • Fully referencing the tenants (using Let Alliance)
  • Includes the Belvoir Tenancy Agreement
  • Includes the Belvoir Inventory/Statement of condition
  • Processing the Tenants Deposit into the Belvoir DPS
  • Processing the 1st month’s rent for Landlord
  • Collect on-going monthly rents & generate rent statements
  • Management of Property repairs
  • Regular periodic visits to property with a written report
  • Ensuring Legal compliance for required safety certificates
  • Ensuring correct Notices served when possession is required
  • Accompanied Check-outs (additional fee, see other charges)

Let Only: First month’s rent inc VAT payable for each letting to a tenant introduced by The Agent (subject to a minimum of £600 inc VAT).

  • Full Property marketing (Web Portals, Office, Board where applicable) £480 inc VAT payable for each letting where the tenant is introduced by The Agent.
  • Accompanied viewings
  • Fully referencing the tenants (using Let Alliance)
  • Includes the Belvoir Tenancy Agreement
  • Includes the Belvoir Inventory/Statement of condition
  • Processing the Tenants Deposit into the Belvoir DPS & then transfer to Landlords DPS account.
  • Processing the 1st month’s rent for Landlord

Tenant Find Only: £480 inc VAT

  • Full Property marketing (Web Portals, Office, Board where applicable)
  • Accompanied viewings
  • Fully referencing the tenants (using Let Alliance)
  • Processing the 1st month’s rent & deposit for the Landlord (DPS)

Other Charges:

  • Amendments and re-signing of AST: £60 inc VAT
  • Annual Deposit Dispute Charge: £36 inc VAT
  • Insurance claim handling fee: 12% inc VAT of cost of works
  • Professional hourly rate: £60 inc VAT per hour
  • Section Notice: £120 inc VAT per section notice served
  • Inventory Preparation: £120 inc VAT (inclusive with our “Fully Managed” service)
  • Check-out Fee: £90 inc VAT (inclusive with our “Fully Managed” service)

Miscellaneous Fees

  • Maintenance Work: 10% plus VAT of the contractor’s total invoice

Cancellation

Where Full Management service is cancelled during the tenancy (including any extensions), a fee of £480 inc VAT will continue to be payable.

A withdrawal fee of £90 inc VAT will be charged in the event of a Let being agreed verbally but prior to the tenancy agreement being signed. This is to cover the costs incurred by the agent in obtaining references, attending viewings and travel expenses.

Commissions

We may also receive commissions from, insurance companies, referencing companies, utility providers and others.
