Tenant Application Process

Here is a brief summary of what happens if you would like to apply for a property

(please be aware some application processes may differ from what is outlined below this is dependant on each persons circumstances. All applications are subject to satisfactory referencing and contract).

Minimum Criteria For Applicants

  • Must be over the age of 21*
  • Must have lived in the UK (with a UK bank account) for over 6 months*
  • Must have an annual income of over 2.5 times the annual rent*
  • Must not have any adverse credit history*
  • Must have the right to live in the UK
  • Must be able to pass satisfactory referencing

If you think there may be a reason that would stop you passing satisfactory referencing then please call us to discuss your individual circumstances before you proceed with the application.

*you may still be able to apply with a Guarantor** or pay 6 months rent in advance, however this will be determined on an individual basis depending on the circumstances and is not guaranteed. Please contact the office for further advice before proceeding with the application.

**Guarantors must have an annual income of over 3 times the annual rent and pass satisfactory referencing as stated above.

Application

Please ensure your application form is completed in full and in BLOCK CAPITALS and is legible to avoid delays in processing. The property will not be considered as “applied for” (and will remain on the open market) until all application forms and supporting documentation are supplied (as specified below). This application form will be submitted to our referencing company (Let Alliance) who will contact you via email for more in depth information in order to fully reference you.

Before your application can be fully considered, we require you to pay a holding deposit equal to 1 weeks rent (only 1 holding deposit taken per property). Please refer to the holding deposit form for full conditions. This holding deposit is to be paid when you submit your application forms and supporting documentation.

*Note: Contractual Lets (company) are not subject to a holding deposit. The application fee for a Contractual Tenancy is £330

The information you provide on this application form will be used (by Let Alliance) to obtain references to ensure your suitability for a Tenancy at the property. Where applicable, we obtain references from your employer, accountant and landlord as well as searching the credit register to establish your financial credibility. Please note that referencing may vary per individual and if you have any further questions please contact us before filling out these forms.

Anybody that wishes to let a property through Belvoir will be asked to provide evidence that they have the right to live in the UK for the duration of the rental period. Please see attached form with acceptable documentation for the application. Failure to produce the required documentation will cancel the application.

x2 proofs of current address will be required along with your application form. Please see attached form with acceptable documentation for the application.

Before you move into the property you will be required to pay 1 months rent and the deposit (deposit amount is equivalent to 5 weeks rent). The holding fee will be used towards your first months rent payment. You can pay the rent and deposit via BACS payment (details will be provided) and this must be clear in our account before you can collect your keys. We cannot accept credit card payments. Note: All property rents quoted are exclusive of utilities and Council Tax (unless otherwise stated).

You must have prior permission from the Landlord to have a pet at the property.
