FULLY MANAGED SERVICE
- Monthly Management Fee: 14.2% (inclusive of VAT)
- Start-Up Fee: £380 (inclusive of VAT)
- Inventory Fee: £150 (inclusive of VAT)
- Legionella Risk Assessment Fee: £40 (inclusive of VAT)
This comprehensive service includes:
- Marketing the property across major portals, virtual viewings, and promotion on our social media platforms.
- Full tenant referencing, including home office checks.
- Preparation of tenancy agreements and management of the move-in process.
- Ongoing management of the property throughout the tenancy.
- Registration and release of tenant deposits.
- Arranging necessary documents, such as EICR, EPC, and gas safety certificates, when due.
- Conducting six-monthly property inspections.
- A full professional check-out at the end of the tenancy.
LET ONLY SERVICE
- Fee: 75% of the first month’s rent (inclusive of VAT)
- Legionella Risk Assessment Fee: £60 (inclusive of VAT)
This service includes:
- Marketing the property across major portals, virtual viewings, and promotion on our social media platforms.
- Full tenant referencing, including home office checks.
- Preparation of the tenancy agreement and move-in process.
- Tenants will contact you directly for any property-related matters during the tenancy.
RENT COLLECTION SERVICE
- Monthly Management Fee: 8.4% (inclusive of VAT)
- Start-Up Fee: £150 (inclusive of VAT)
- Legionella Risk Assessment Fee: £50 (inclusive of VAT)
This service includes:
- Marketing the property across major portals, virtual viewings, and promotion on our social media platforms.
- Full tenant referencing and home office checks.
- Preparation of tenancy agreements and management of the move-in process.
- Full rental collection.
- Tenants will contact you directly for maintenance requests, queries, and check-out procedures.
Required Documentation to Rent Your Property:
- Valid EPCwith a rating of E or above.
- EICR(Electrical Installation Condition Report) – We can arrange this if you choose the Fully Managed service.
- Gas Safety Certificate(if applicable) – We can arrange this if you choose the Fully Managed service.
- Oil Heating Certificate(if applicable).
- CO2 Alarm– A legal requirement from 01/10/2022.
- Smoke Alarmon each floor.
- HETAS Certificate and Installation Report(if the property has a log burner).
RENT GUARANTEE INSURANCE (please see attached leaflets for more information, this insurance is highly recommend!)
- £30.00 per month (inclusive of VAT) for properties with rent up to £2,000 per month..
- £42.00 per month (inclusive of VAT) for properties with rent exceeding £2,000 per month
BUILDINGS AND CONTENTS INSURANCE: We are happy to provide a quote if required.
INVENTORY PREPARATION FEE: Included in FULL MANAGEMENT SET-UP FEE, FOR LET-ONLY/RENT COLLECTION ; £150.00 INCL VAT
ADMINISTRATION INVOLVED IN THE TENANCY DEPOSIT PROTECTION LEGISLATION: Included in all of our services
PREPARATION OF PAPERWORK FOR ALTERNATIVE DISPUTE RESOLUTION: £100.00 INCL VAT
TENANCY RENEWAL FEE: For our Fully-Managed service: £50.00 incl VAT For Let-Only & Letting & Rent collection: £100.00 INCL VAT
TENANT MOVE-OUT: Included within our Fully-Managed Service. For Let-Only & Letting & Rent Collection: £100.00 INCL VAT
INSURANCE CLAIM HANDLING FEE: 10% + VAT of cost of works before VAT
PROFESSIONAL HOURLY RATE (ie: Court attendance): £50.00 INCL VAT
VOID MANAGEMENT FEE: £50.00 INCL VAT per week payable four weekly in advance of requirement
ADDITIONAL PROPERTY VISITS: £50.00 INCL VAT ( ie: To attend for specific requests such as neighbour disputes/more visits required to monitor the tenancy/maintenance-linked visit)
POST LETTING SERVICE: (INCLUSIVE WITHIN OUR FULLY-MANAGED SERVICE)
TENANT MOVE OUT: £72.00 INCL VAT
