Agent Notes: 

1) Wall between dining and kitchen: The original plan was to install storage—like a larder—or to knock through completely and install a steel beam. What is there is the remnant of a chimney; the chimney stack was removed from the roof and the chimney breast was removed on the first floor. This enlarged the bathroom and back bedroom (and removed the weight of the chimney above the ground floor). All that has been done is remove the existing plasterboard to the front, fit the architrave and painted. No structural work has been done. 

2) Plastering near wiring in living room: This will be done in the next month. The plastering will be left unpainted so the new owners can choose how they want to paint it.

The planning officer wanted to reduce the extension by 80cms. The residential design guide for Gloucester City Council specifies 1 meter step back, but the officer at the time was prepared to move to 80cms. We cannot guarantee what officers will say in the future but as a maximum, it would need to be set back by 1 meter as a quick win.

Speaking about the loft: The yellow shaded box shows roughly where the attic sits and it is boarded and insulated. It is believe one of the previous owners converted it. It does not require planning permission to become a new bedroom/office but requires building control. This will need to be discussed before conversion with the appropriate company (local authority or private). It is useful to discuss with a professional beforehand so that builders don’t provide you with false information. For example, you would need a specific sized staircase for safety reasons.
