Information Regarding Landlord Fees In ExmouthLandlord fees
Fully managed service (including full rent guarantee and legal cover)
- £380 setup fee (inc VAT)
- 15.5%(inc VAT) of monthly rental income
- Includes the following
- Full marketing of the property
- referencing of tenants
- issue all required legal notices and create tenancy agreement
- post-tenancy inspection of property
- advice to landlord of legislation and compliance for renting and any tenancy law changes
- Ensure all relevant safety certificates are kept in date during tenancy
- Protection of tenant deposits and issuing of prescribed information to them
- Collection of rent with statements produced for landlord
- Property visits (typically twice per year) with accompanying report issued to the landlord
- Liaise with tenants and landlords to ensure effective maintenance is carried out on the property
- Arrange for any repairs through an authorised £150 limit which can be deducted directly from rental income
- Carry out a pre-move out visit on the property and advise tenants on any requirements
- Advise landlords and tenants of any insurances available to them

Part-managed service
- £380 setup fee (inc VAT)
- 12% (inc VAT) of monthly rental income
- Includes the following
- Full marketing of the property
- Referencing of tenants
- Issue all required legal notices and create tenancy agreement
- Post-tenancy inspection of property
- Advice to landlord of legislation and compliance for renting and any tenancy law changes
- Ensure all relevant safety certificates are kept in date during tenancy

Rent collection with rent guarantee and legal cover
- £380 setup fee (inc VAT)
- 7% (inc VAT) of monthly rent and rental income

- Advise landlords and tenants of any insurances available to them
- Advice to landlord of legislation and compliance for renting and any tenancy law changes
- Protection of tenant deposits and issuing of prescribed information to them

Monthly rent is paid up to a maximum value equivalent to 15 months’ rent or up to Vacant Possession, whichever is first
- 75% of the rent is covered for up to 3 months after Vacant Possession. This cover ceases once the property is re-let
- Professional costs up to £100,000 to cover eviction costs if the tenant is in breach of their tenancy agreement or following an expired notice seeking possession
- Professional assistance to recover possession of the property
