Landlords continue to report low void periods backed up by the demand for rental property in Dunstable

A recent national sector survey showed that average void periods were around 2.8 weeks in 2014 dropping to 2.6 weeks for the last quarter.

Since 2001 the average void period has ranged from 2.6 and 3 weeks with the lowest in 2002 at 2.5 weeks and the highest at 3.5 weeks in 2010 at the height of the financial crises.

The increasing demand for good quality rental property from a growing number of tenants can only see the average void periods continue to fall.

In Dunstable we are seeing such demand from tenants for properties that it is not unusual to conduct block viewings of multiple applicants giving the Landlord the pick of the most suitable tenant.

Effective property management by Letting Agents such as Belvoir Dunstable will ensure that the property is marketed and prepared ready for new tenants with the smallest void period.

With the current very strong rental market in Dunstable property should not be sitting on an agent’s books without viewings, feedback or an offer.

If your agent hasn’t found a tenant and your property is sitting empty then you should ask for another agent’s appraisal of that property. A quick freshen up or slight reduction in price if your agent is marketing it at too high a rent could find you the tenant you want and is more cost effective than losing rent by leaving it empty.
