Investing in property in 2015? Luton PIN (Property Investors Network) meeting last night should have been top of your 'to do' list.

We had a record attendance at Luton pin on Tuesday for our speaker Andy Haynes who showed us how to work out what we want to achieve in 2015, and more importantly how to do it.

We also had Ian Kilkenny from Metro Building in Luton, our local builder and experienced landlord, who shared 16 Top Tips to apply on your next project. From electricity boards to socket counts; boiler history to TRVs; and from cracks, pointing and damp to tree intrusion and clues from the neighbouring properties.

There was a brief update on the current situation regarding Retaliatory Eviction legislation which wasn’t voted on in the House of Commons last November as 2 Conservative MP’s ‘Talked’ it out, however 2 Liberal Democrat Lords are trying to introduce it into the Deregulation Bill which is currently passing through the House of Lords.

There was also a mention of an appeal won by the Department of Work and Pensions before Christmas against a tenant who had previously won a case that his ‘boxroom’ of 66sqft was not a bedroom. The judgement the DWP won basically means that if you can fit a single bed into a room it is a bedroom !

The next PIN meeting is on Tuesday 24th February 2015 when Tanya Daye will be discussing how Landlords should be ‘Getting on top of your Admin’ and Susan Alexander on – ‘How to negotiate with motivated sellers and close more deals’.
