Take the stress out of moving house with Belvoir's top tips for selling your home:

  • “Kerb appeal” – First impressions are everything and the key is to create a lasting one. A potential buyer could be put off by the exterior of your home, try to make sure that the front door, garden and fences are looking fresh and move bins out of sight. Try to accentuate any colour at the entrance for example flower beds or hanging baskets where possible. Try to ensure that the grass is cut and any unwanted items removed to leave the buyer excited to see what is inside


  • Pets – As much as you (and we) love your pet, your potential buyers may not, so it is always best to remove your pet from the property while the viewings are taking place as well as traces of any pet hair where possible.
  • Clean, tidy, and declutter – Less is more in this instance and remember that your décor will most likely be the first thing to go when the new buyers move in. A lick of paint can work wonders so make sure that any ongoing cosmetic work is completed leaving rooms smelling fresh and crisp. All rooms should be clean, kitchen especially, as this can be a selling point of a property. Ensure all worktops are clear and maybe add some flowers for the finishing touch.


  • Free reign – Allow your buyers to wander freely around the property and feel comfortable. Some vendors choose to go out or stay out of the buyers way to allow them to peruse the property in peace. Leave the work to the agent.


  • General maintenance – Make sure those little “odd jobs” are complete by the time the viewers arrive. Examples of these are lightbulb replacements, dripping taps, clogged guttering, small picture holes in walls, and possibly a fresh lick of paint where needed.
