Tenant Charges

In addition to paying the rent, you may also be required to make the following payments permitted under the Tenant Fees Act 2019.


Before the tenancy starts (payable to Belvoir ‘the Agent’):

Holding Deposit: 1 week’s rent
Deposit:  Equivalent to 5 week’s rent

 

During the tenancy if permitted and applicable:
Utilities – gas, electricity, water and sewerage 

Communications – telephone and broadband

Installation of cable/satellite

Subscription to cable/satellite supplier

Television licence
Council Tax

 

Other permitted payments:

Any other permitted payments, not included above, for breaches of contract or under the relevant legislation including contractual damages. These may include reasonable costs or losses incurred for loss of keys, security devices and changes to the tenancy agreement or early termination, if the Landlord agrees they can be made, up to the permitted limits.

 

Late Rental Payment:

Will incur a 3% charge above the base rate of Bank of England per day on the outstanding amount after 14 days

 

Lost Keys or Security Devices:

-Standard Door Key £12 Inclusive Of VAT per Key

-Specialist Door Key £30 Inclusive Of VAT per Key

-Key Fob £60 Inclusive Of VAT per Fob

-Hourly Rate to arrange new Keys or Security Devices £30 inclusive of VAT per hour

 

Changes To A Tenancy:

Any changes to a tenancy while in tenancy will be charged at £50 Inclusive of VAT.

Changes include, but not limited to the below:

-Pets to be kept in the property

-Change of Sharer

-Permission to sub-let

-A business runs from the property

-Any other amendments that alter the obligations of the agreement

 

Early Termination:

When an early termination is required from an agreement the cost of this to the tenant will be £350 inclusive of VAT
 

Tenant Fees for pre 1st June 2019 Tenancies

Explanation of our tenant fees permitted under the Tenant Fees Act 2019 transitional provisions, where fees are written into existing tenancy agreements. These apply to all tenancy agreements granted or signed and executed before 31st May 2019, and can be charged up until 31st May 2020

Due to the recent ASA (Advertising Standards Authority) ruling regarding tenant fees, please find below a full list of charges made to a tenant by Belvoir.

A list of full charges that will or may apply prior to a tenancy commencing are detailed as below

Tenancy Application Fee £150.00 including VAT per person over the age of 18 who would reside in the property provided the application is deemed as passed and the landlord accepts the tenancy.

Inventory Fee

This is dependant on the property size and is as follows:

Unfurnished Properties-

  • 1 or 2 bedrooms £78.00 (inc VAT)
  • 3 or 4 bedrooms £102.00  (inc VAT)
  • 5 or more bedrooms £150 (inc VAT)
  • Part/ Fully Furnished Properties-
  • 1 or 2 bedrooms £90.00 (inc VAT)
  • 3 or 4 bedrooms £114.00 (inc VAT)
  • 5 or more bedrooms £162.00 (inc VAT)

A list of full charges that will or may apply once a tenancy is coming to an end or has ended.

Check Out Fee

This is dependant on the property size and is as follows:

Unfurnished Properties-

  • 1 or 2 bedrooms £60.00 (inc VAT)
  • 3 or 4 bedrooms £72.00 (inc VAT)
  • 5 or more bedrooms £84.00 (inc VAT)
  • Part/ Fully Furnished Properties-
  • 1 or 2 bedrooms £84.00 (inc VAT)
  • 3 or 4 bedrooms £96.00 (inc VAT)
  • 5 or more bedrooms £108.00 (inc VAT)

A list of Charges that may apply during the tenancy are listed below-

  • New landlord reference £30.00 (inc VAT)
  • Guarantor referencing& £125.00 (inc VAT)
  • Late Payment Fee £12.00 (inc VAT)
  • Extra copies of tenancy agreement £30.00 (inc VAT)
  • Refund of overpaid rent £30.00 (inc VAT)
  • Pet Licence Fee £50.00 (inc VAT)

Should it be agreed that a Pet(s) can reside at the property an additional deposit of £150.00 shall be payable as deposit for the first pet, £50 for any additional pet plus £50.00 incl VAT fee shall be payable for the pet license

Pay a £54.00 inc VAT contractor Fee should a contractor be required to be appointed to make good any damage done in the property. Should a contractor be appointed to make good damage at the property there may be deductions made from a deposit.

The deposit amount is equivalent to a month’s rent plus £100.00 unless otherwise stated. This does not mean in any way that the deposit fee includes any rent payment.

It should be noted that any property taken through Belvoir Lettings/ Rent PCM does not include any utility or bill payments unless otherwise stated in the advertising particulars. No property shall include any payment towards council tax rates.
