Landlord Services and Fees

Belvoir Hitchin and Stevenage are covered by Client Money Protection through our membership with SafeAgent.

We provide three level of services - Full Management, Let & Rent Collection and Tenant Find. Below is a brief description of these services and costs involved. All fees are inclusive of VAT unless otherwise noted. Please contact the office for more details.

Full Management

  • Advertise the property on the Belvoir website and major property portals
  • Accompanied viewings from 8am to 8pm on weekdays and 10am to 4pm on Saturdays
  • Referencing of prospective tenants - Right to Rent check
  • Utility switchover including Council Tax
  • Prepare all tenancy agreements and documents
  • Rent collection and monthly accounting
  • Rent arrears handling
  • Property inspections with full report and photographs
  • Repairs and maintenance handling and co-ordination
  • Final inspection and deposit refund
  • Re-letting process

Let & Rent Collection

  • Advertise the property on the Belvoir website and major property portals
  • Accompanied viewings from 8am to 8pm on weekdays and 10am to 4pm on Saturdays
  • Referencing of prospective tenants - Right to Rent check
  • Inventory - additional cost dependent on size of property
  • Utility switchover including Council Tax
  • Prepare all tenancy agreements and documents
  • Rent collection and monthly accounting
  • Rent arrears handling

Tenant Find

  • Advertise the property on the Belvoir website and major property portals
  • Accompanied viewings from 8am to 8pm on weekdays and 10am to 4pm on Saturdays
  • Referencing of prospective tenants - Right to Rent check
  • Inventory - additional cost dependent on the size of property
  • Utility switchover including Council Tax
  • Prepare all tenancy agreements and documents
  • Transfer first month's rent to your nominated bank account

£120.00 for a one bedroom property, going up £30.00 for each additional bedroom. Please note, there is an additional charge of £30.00 for furnished properties.

CANCELLATION

Where full management or letting or rent collection service is cancelled during the tenancy (including all extensions), a fee of 1 full month’s rent (plus VAT) will be payable as a fee.


TENANTS PAY £198.00 FOR EVERY APPLICANT, AND AN £84.00 CHECK OUT CHARGE PER PERSON ON MOVING OUT OF THE PROPERTY. THE TENANT MAY ALSO BE CHARGED A SMALL AMOUNT TO RECOVER ADMINISTRATION COSTS FOR ANY OTHER SPECIFIC ITEMS AS DETAILED IN THE TENANCY OR TENANT TERMS OF BUSINESS. TENANT FEES DO NOT APPLY TO TENANTS OF ASSURED SHORTHOLD TENANCIES, STUDENT ACCOMODATION OR LICENSES BUT MAY APPLY TO OTHER TENANCY TYPES.

WE ALSO RECEIVE COMMISSIONS FROM CONTRACTORS, INSURANCE COMPANIES, REFERENCING COMPANIES, UTILITY PROVIDERS AND OTHERS.

PLEASE NOTE THAT ALL FEES ARE INCLUSIVE OF VAT.

Cancellation

If you cancel within the 14-day cancellation period, any fees paid will be reimbursed in full and you will not incur any fees as a result of the reimbursement. However, if you have asked Belvoir to begin the performance of services during the cancellation period, you remain liable for an amount which is in proportion to what has been performed until your cancellation notice was received.

If you cancel prior to a tenancy starting, fees due for work already undertaken will remain payable. If a tenant has already been found and the work for the check in has been completed, this will be equivalent to a Let Only fee.
