Property to Rent
Belvoir Grantham has an extensive selection of residential properties to let including houses, apartments and bungalows throughout the Grantham area and surrounding villages. Whether you are looking for town centre location or country living we will have something that meets your requirements. We offer a tenant matching service and always aim to find your ideal property, so you will really feel at home.
We manage a large number of properties and take new properties on daily. This means that our list of available properties is always changing. You may prefer to register your details with us and let us know what you are looking for, that way we can let you know when your ideal property becomes available.
We understand that you are not always available to view at standard times and we are happy to accommodate your needs. All of our viewings are accompanied by one of our friendly team members. If you see a property which interests you please give us a call and we can arrange a convenient time for you to view.
Having viewed the property and arrived at a decision to make an application to rent you are required to provide personal details ranging from name and address to occupation and salary. An Individual Application Form must be completed in full and returned to Belvoir Grantham. Please note that each applicant aged 18 years and over MUST fully complete a separate application form.
It is essential that all the information requested is supplied and the form is fully completed and legible. Missing information will delay your application and may endanger your application for tenancy.
Once we have received the completed application forms along with the relevant identification (list of suitable identification is provided at the viewing), we will submit your application to the Landlord for consideration. No monies are payable until the Landlord has given the go ahead to proceed with your application.
The application being accepted is NOT an offer of tenancy. The application is necessary to validate the details we have provided in support of our requirement for tenancy and, once a successful referencing pass has been received, the Landlord will be requested to formally accept your application. No tenancy can be offered until such formal acceptance has been received by Belvoir.
Belvoir Grantham will take references on behalf of the landlord. This includes credit history checks, along with employer and former landlord checks. In some circumstances, where a person feels they may not pass the references for reasons such as low income to rent ratio, a guarantor can be used or the rent may be paid in advance. Always ask us if you are worried, as there is usually a way around such situations and its easiest if mentioned at the start.
Rents are payable on a calendar monthly basis, in advance, by standing order. The first month's rent is to be paid in cleared funds, on or before the day you sign your tenancy agreement.
A deposit equivalent to six weeks rent is also taken to cover any breakages, dilapidations or deductions which may occur during the tenancy. The deposit will be held by a third party, The Deposit Protection Service, for the duration of the tenancy and will be returned at the end of the tenancy following check out.

Belvoir Grantham Tenant Fees
Due to the recent ASA (Advertising Standards Authority) ruling regarding tenant fees, please find below a full list of charges made to a tenant by Belvoir Grantham.
The only price shown in our property advert's is the calendar monthly rental cost of the property. Tenancy application charges and possibly other fees will apply but can vary due to a customer's individual circumstances and are therefore excluded from the price shown.
TENANT APPLICATION FEES - All fees are inclusive of VAT
- Tenant Referencing Fee PER PERSON = £96.00
- Guarantor Referencing Fee = £96.00
- Tenancy Agreement Fee (to be paid once satisfactory referencing completed) = 1 Adult - £125.00 2 Adults or More £250.00
- The tenancy agreement fee includes preparing a tenancy agreement, the inventory and the transfer of all the utilities. *The balance of fees becomes payable prior to occupation of the property
- Administration Fee for a Reference to another Agent/Landlord = £25.00
- Pets Disclaimer Fee = £60.00
- Check out fee = £50.00
- Company Lee fee = £360.00
A Deposit will be payable on each Property
PLEASE NOTE To secure a property we will ask for a Holding Fee of £300 (this can vary for properties advertised with higher rents and will be at the discretion of the Landlord and Belvoir Grantham) to be paid on completion of the referencing. If the tenancy proceeds this fee will be deducted from the initial monies owed prior to the proposed move in date. Should the Prospective Tenant withdraw from the contract before entering into the tenancy agreement, this fee will be withheld to cover reasonable costs incurred by the Landlord and Belvoir Grantham. - Returned Cheques or Standing Orders = £20.00

- Late payment of rent charge = £12.00
- Breach of Tenant Letter = £25.00
- Payment by debit card = £1.40
- Payment by credit card = 3.0%
