Landlord Fees

SERVICE OPTIONS:

Tenant Find Only: £295 + VAT (£354 Inclusive of VAT) payable for each letting where the tenant is introduced by The Agent.

- Full Property marketing (Web Portals, Office, Board where applicable)
- Accompanied viewings
- Fully referencing the tenants (using Let Alliance)
- Processing the 1st month’s rent & deposit for the Landlord

 


Let Only: £395 + VAT (£474 Inclusive of VAT) payable for each letting to a tenant introduced by The Agent.

- Full Property marketing (Web Portals, Office, Board where applicable)
- Accompanied viewings
- Fully referencing the tenants (using Let Alliance)
- Includes the Belvoir Tenancy Agreement
- Includes the Belvoir Inventory/Statement of condition
- Processing the Tenants Deposit into the Belvoir DPS & then transfer to         Landlords DPS account.
- Processing the 1st month’s rent for Landlord

 


Letting and Rent Collection: £250 + VAT (£300 Inclusive of VAT) one off set up fee per tenancy. Followed by 7% + VAT (8.4% Inclusive of VAT) of the rent, deducted from the rent.

- Fully referencing the tenants (using Let Alliance)
- Includes the Belvoir Tenancy Agreement
- Includes the Belvoir Inventory/Statement of condition
- Processing the Tenants Deposit into the Belvoir DPS
- Processing the 1st month’s rent for Landlord
- Collect on-going monthly rents & generate rent statements

 

Full Management: £250 + VAT (£300 inclusive of VAT) one off set up fee per tenancy. Followed by 10% + VAT (12% Inclusive of VAT) of the rent, deducted from the rent.

PLUS  "3 MONTHS FREE MANAGEMENT"

- Collect on-going monthly rents & generate rent statements
- Management of Property repairs
- Regular periodic visits to property with a written report
- Ensuring Legal compliance for required safety certificates
- Ensuring correct Notices served when possession is required
- Accompanied Check-outs

 


OTHER CHARGES:

Inventory preparation fee: £100 + VAT (£120 Inclusive of VAT) (This only applies to Tenant Find Service)

 

Preparation of paperwork for
Alternative Dispute Resolution: £100 + VAT (£120 Inclusive of VAT)

 

Insurance claim handling fee: 10% + VAT (12% Inclusive of VAT) of cost of works before VAT

 

Professional hourly rate £50 + VAT (£60 Inclusive of VAT) per hour

 

Re-signing fee: £50 + VAT (£60 Inclusive of VAT) payable where The Agent, with your agreement, arranges a renewal of tenancy to an existing tenant

 


POST LETTING SERVICE:

(Inclusive with our “Full Management” service)


Tenant move out: £50 + VAT (£60 Inclusive of VAT)


Inventory Check
(Including damage report): £50 + VAT (£60 Inclusive of VAT)

 

CANCELLATION:

Where Full Management or Letting and Rent Collection service is cancelled during the tenancy (including any fixed extensions, or periodic stages) a fee of £250 + VAT (£300 Inclusive of VAT) will continue to be payable. We will require at least one tenancy months notice.

A withdrawal fee of £75 + VAT (£90 Inclusive of VAT) will be charged in the event of a let being agreed verbally but prior to the tenancy agreement being signed. The withdrawal fee is to cover the costs incurred by the agent in obtaining references, attending viewings and travel expenses.

Where applicable charges are subject to the current rate of VAT
