Tenancy Viewings

If we hold the keys, viewings can be arranged at short notice. Otherwise, we’ll coordinate with the landlord or current tenants to find a time that suits you. Due to high demand in areas like Kesgrave and Ravenswood, early enquiries are advised.

How to Apply for a Property in Suffolk

To secure a property, each adult tenant must complete an Application Form, supply photo ID (passport, driving licence), and two proofs of current address (e.g., bank statement or utility bill). A Holding Deposit equal to one week’s rent is required, which will be deducted from the first month’s rent once referencing is complete.

Note: There are no tenancy application fees with Belvoir Ipswich.

Tenant Referencing

We conduct professional referencing checks, which include:

Move-In Process

When your references are approved:

  • The first month’s rent and deposit (equivalent to one month’s rent) are due in full

Tenancy Deposits

A security deposit equivalent to one month’s rent is collected to cover potential damages, breakages or deductions.

Your deposit is securely held with the Tenancy Deposit Scheme (TDS) and is returned within 14 days of the tenancy ending, provided the property is left in satisfactory condition.

Property Inspections (Dependant on the Landlord Service Level)

To ensure properties are well-maintained and that tenants are comfortable, we conduct:

  • A first inspection after one month
  • Follow-up inspections every four months
  • Inspection reports are shared with the landlord
