How to prepare your home for a viewing

So you’ve decided it’s time to move house and the for sale sign is up outside. You’re ready to go – but is your house ready for viewings? It is tricky to keep your home ‘showhome ready’ at all times, especially if you have a busy family life. However, here are a few tips to prepare your home for a viewing that our Belvoir Corby team have learned along the way.

First impressions count

House hunters will judge your property from the moment they arrive. Has your home got good kerb appeal? You can give it a boost by planting some flowers out the front, parking your car down the road to give the illusion of more space on your frontage or driveway and clean your windows.

Not only that but consider investing in a fragrance diffuser in your hallway to give a welcoming, fresh scent.

Show off its potential

But when potential buyers are looking round a property, they are often looking for the potential in your home and that is easier to see if it is a blank canvas for them to put their own stamp on. Ensure your surfaces are clear and clean and declutter where you can to better illustrate the space on offer.

Fix any niggly problems

Take the time to do those simple home improvements that have been on the to do list for months. Mend broken door handles or wonky shelves and grease squeaky doors so that everything looks flawless and runs smoothly on a viewing.

Go pet free

If you have a pet, consider tidying away toys and evidence of them in the house before a viewing and, where possible, ask a friend or neighbour to look after your pet while the viewing takes place. Not every potential buyer will be an animal lover, some may be frightened of or allergic to pets and some people will avoid offering on homes that have previously housed pets.

Additional home staging

If you have a little more time, you could add a few extra touches to your home to showcase its full potential. For example, fold clean dry matching towels in the bathroom, set the table, add fresh flowers to a vase in the hallway, bake or make coffee for a glorious smell wafting through or invest in soft furnishings.
