If you see a property which you are interested in, please call us immediately as some properties are LET extremely quickly. Call us on 01279 426888 or come to our office 40 High Street, Old Harlow, CM17 0DW and we will arrange a viewing. Our trained staff will ensure we find you the right property in your preffered location at the right price.

If we hold keys for the property and it is empty, we can arrange a viewing at short notice for your convenience. If there are tenants in the property we will need to give them 24 hours notice and liase with them for a time that is suitable for them. We do advise that you register with us as we can text you with new property details when they become available.

Tenancy Application
To secure a property after you have viewed. Each adult who will be living at the property must complete our Application Forms. You must provide us with 1 proof of photo ID each (Passport, Driving Licence etc) and 2 x proofs of current address (dated within the last 3 months) this can be either aUtility/Bank letter etc. You will also need to pay your Application Fee & half the months rent to secure the property.
At this time any details or requirements can be agreed, including tenancy start date and the duration of the letting.

We use an external referencing company who will contact your employer and former landlord. They will also check your credit history, to see if you have any adverse credit and search to see if you're registered on the electoral roll..

Move in 
When you move in you will need to sign a few documents and you will need to pay the remainder of the deposit and the first month's rent.

Rents are quoted on a calendar monthly basis. Rents are paid monthly, you can pay this by: standing order, bank transfer cash or cheque. The first month's rent is paid on the day that you sign the tenancy agreement.

We ask for a month and half deposit. This is taken to cover any breakages, dilapidations or deductions due. The deposit is held by Deposit Protection Scheme (DPS) until the end of the tenancy. At the end of your tenancy you will be checked out of the property by an external inventory company who will be using the original inventory we gave to you at the start of the tenancy. Providing there aren't any damages or dilapidations you will receive the deposit within 14 days (minus the checkout fee). 

We visit your property every four months to ensure that it is being properly looked after and there aren't any damages or unauthorised people. The report will then be sent to the landlord to keep them updated on their property. The first visit is booked for 6 weeks after your tenancy start date to check that you have settled in, and then on a four monthly basis thereafter.
