Buy To Let Property Review: 3 Bed House, Elder Close, West Drayton

On the market with Coopers and others is this three bedroom house in Elder Close, West Drayton.  Elder Close was the site of garages back in 2009 and was demolished and built into a small Close of five properties.  It’s tucked away but very accessible for West Drayton station, which is down Fairfield Road and the High Street.

The three bedroom property is on the market for OIEO £325,000.  It’s listed with a few agents which can often make things a little complicated as they rush to get the Memorandum of Sale issued before each other.  But it does tend to indicate a motivated buyer.

The property was previously let for £1,225pcm in Feb 2013 and to ask another £100 more per month would be reasonable.  At this level the yield would be 4.8%.  Which is good especially for a three bed.  The third bedroom is a little small but could be a feature with good design.  

This property represents a good opportunity to be invested in Crossrail at West Drayton which comes through the area in 2019.  Prices have increased by 25% in the area in the last 20 months and a property like this had a good opportunity for capital growth in the future.
