Is it time to break-up with your Estate Agent? 4 Red Flags to watch out for

In the spirit of Valentine’s day week, we want to make sure you’ve been celebrating with the right person (or agent!). Just like a significant other, the right agent should be trustworthy, supportive and considerate.

Do they have your best interests at heart?

Your Estate Agent shouldn’t just be working for you, but working with you. Avoid any agents that come across too sales-y with a similar blanket pitch that appears non-genuine or not tailored to your specific needs; It’s not all about the sale, it’s about the relationship. You might think a yes-man is what you want but in actual fact, you want an agent that can deliver on their word and be able to tell you those hard truths.

Are they inexperienced?

We’re not talking about new hires, as long as they have a good support network in branch and come back to you with the right answer. We are more looking into those agents that claim to experts in the industry but are often found shooting in the dark. For example, guessing important information such as the property price, rental income and expenses.

Do they value your time?

Estate Agents can sometimes be tricky to get ahold of sometimes as they will often have appointments out of the office, but you’ll start to realise pretty quickly if an agent does not value your time. Here are some questions to ask yourself:

  • Are you leaving messages regularly with days in-between a response?
  • Are you dealing with lots of different members of staff?
  • Can you contact your agent through different channels such as Text or Whatsapp for a more immediate response?

Too pushy or not pushy enough?

A well-balanced agent is more likely to get you what you want. If an agent is too pushy or not pushy enough, it will often lead to poor negotiations, you paying over budget or losing out on a property completely. Nobody likes to feel strong-armed into making a decision or to feel like more could have been done.
