Manchester Central Branch - Landlord Fees

Landlord Fees

Tenant Find:

One Month’s Rent (plus VAT) payable for each letting to a tenant introduced by The Agent. Payable on commencement of a tenancy and deducted from the rent collected at the commencement of a tenancy.

Full Management:

Letting Fee of £399.00 (plus VAT) and Management Fee of 10% (plus VAT) of the rent, deducted from the rent as received.

Other Charges

Inventory preparation fee:

£90.00 (plus VAT) payable for each tenancy introduced by The Agent.

Legionella Risk Assessment fee:

£25.00 (plus VAT) with an inventory, £50 (plus VAT) without an inventory.

Deposit Registration fee

£25.00 (plus VAT) payable for each tenancy introduced by The Agent (payable every 12 month for existing tenancy)

Insurance claim handling fee:

10% (plus VAT) of cost of works before VAT.

Renewal fee:

£75.00 (plus VAT) payable where The Agent, with your agreement, arranges a renewal of tenancy to an existing tenant

Archived Information fee

£25.00 (plus VAT) payable for information required for a tenancy prior to current. Duplicate Statements charged at £5.00 (plus VAT) per copy provided.

Introduction of purchaser fee:

2.2% (inc VAT) of the final sale price

All prices subject to change after two months’ written notice

Post Letting Service

(Inclusive with our “Full Management” service)

Inventory Check (including damage report):

£100.00 (plus VAT)

All prices subject to change after two months’ written notice


Where Full Management or Letting and Rent Collection service is cancelled during the tenancy (including any extensions) a fee of £500.00 (plus VAT) will continue to be payable. We will require at least two tenancy months’ notice from the rent due date.
