Bournemouth | Area Guide

Bournemouth is a large coastal town situated in the South West county of Dorset. The current population of this town currently stands at around 180,000 people, and continues to rise. Although typically an aging community, Bournemouth has seen huge investment over the last 5-10 years resulting in a large influx of 16-24 year olds drawn in by the local amenities, nightlife, and of course the growing University.

There are strong transport links to and from Bournemouth. The main road in and out of town is the A338 which then links onto the A31/M27 where you can then access the M3 towards London. There are 2 main train stations, both of which are on the Weymouth – London Waterloo line which also links to Basingstoke, Southampton, Portsmouth, and other major towns. There is also an airport that serves over 600,000 people a year.

Investing in Bournemouth

Bournemouth has witnessed some of the largest capital growth in properties in the UK outside of London. This, along with the huge rental demand has attracted huge amounts of investment in the area – and continues to be a great area for property investors who seek good returns on investment.

The town is made up of around 119,000 households, of which around 30,000 are privately rented (25%) and 12,000 are socially rented (10%). These properties are made up of around 40,000 detached; 18,000 semi-detached; 8,000 terraced; 36,000 flats; and 15,000 shared houses (rooms).

Currently around 80% of all properties currently advertised to rent in Bournemouth are flats, mainly driven by the concentrated demand in the town centre (which is made up of approximately 70% flats). That being said, there is a huge opportunity for investors who can supply family homes, in particular houses, which continues to be in high demand (and short supply).

Bournemouth is currently receiving a huge amount of investment in the area. Legal & General in partnership with the council are in the process of investing in excess of £330 million in the town centre as well as multiple regeneration projects in areas such as Lansdowne and Boscombe. All of this investment brings huge opportunities for investors to make great returns.
