The Greenway, Uxbridge South. Is this the place to buy to let?

The GreenwayThe GreenwayThis week I a couple popped their heads round the door of my office on Hillingdon Hill, Uxbridge (opposite the Red Lion). They live in Ickenham near the Vyners School and wanted to exchange ideas on buying their first buy to let property in Uxbridge.  They were particularly interested in the area south of Uxbridge around The Greenway.

I looked at South Uxbridge as a whole, with 13,979 living in the area and 36.8% of the population students, due to the proximity of Brunel.  Which makes the owner occupier figures very high for the area as 49.5% of the population live in their own house.  60% of property is houses or bungalows and 39.4% are flats.  Rental demand is consequently high in the area with 25.3% of property in the area privately let, compared to 18.1% of property in the borough on average.

In the area there are 4908 properties.  But around 29 properties belonging to Hillingdon Hospital or Brunel University house.  The Brunel residence alone houses 4525 students, around a third of the accommodation needed for students.

But students are not the only market with proximity to Uxbridge and the tube for commuters, but there are many employers in the area which is far from a conurbation.  So what about demand from tenants? Looking back at the 44 properties that have been let within half a mile of the Greenway since April 2014, the average time it has taken an agent to find a tenant has been 22 days. With such excellent demand from tenants, could this be the right area to purchase your next buy to let investment?

Should also add that property is saleable, with the average property under £280,000 on the market for two and a half months.
