The new figures found that average monthly rents across England and Wales rose to a record high of £757 in September, up 2.1 per-cent from the same time last year, according to the Buy-to-Let Index from LSL Property Services.

The report also found that the number of new tenancies across England and Wales in September increased by 9.2 per-cent compared to the same time last year.

It said this represents an average return of £12,129 per landlord - made up of £8,164 of rental income and £3,965 of capital gains.

Rick Flay, Director at Belvoir Sheffield Lettings, said: "These latest figures paint a very positive picture of the rentals market as we approach 2014. Rates remain low, and yields are consistently high. Confidence is generally high which is causing growth in the sector.
