Our Expert Landlord Services And Fees in Southampton

Belvoir Southampton provides three level of services to Landlords – Full Management, Let & Rent Collection and Tenant Find Only.

Please find brief details of each service and the relevant fees.

All fees are inclusive of VAT @ 20% unless otherwise noted.

Full Management

Provision of the Belvoir services as detailed in the Landlord Terms of Business which includes:

  • Advertise the property on the Belvoir website & all the major property portals
  • Accompanied viewings
  • Referencing of prospective tenants
  • Prepare all tenancy agreements and documents
  • Personal check in at the property
  • Utility switch over including council tax
  • Receiving & processing of monthly rent & chasing late rent when required
  • Providing monthly statements of income & expenditure
  • Periodic property inspections with full report & photographs
  • Repairs & maintenance handling & co-ordination
  • Ensuring the Property remains compliant with relevant legislation e.g. Landlord Gas Safety Record

Costs:

13.2% per month deducted from the rent as received, plus a new tenancy admin fee of 48% of the first month’s rent subject to a minimum of £480 deducted from the first month’s rent as received.  Other costs apply as per the Sundry section below.

Let & Rent Collection

Provision of the Belvoir services as detailed in the Landlord Terms of Business which includes:

  • Advertise the property on the Belvoir website & all the major property portals
  • Accompanied viewings
  • Referencing of prospective tenants
  • Prepare all tenancy agreements and documents
  • Personal check in at the property
  • Utility switch over including council tax
  • Receiving & processing of monthly rent & chasing late rent when required
  • Providing monthly statements of income & expenditure

Costs:

9% per month deducted from the rent as received, plus a new tenancy admin fee of 48% of the first month’s rent subject to a minimum of £480 deducted from the first month’s rent as received.  Other costs apply as per the Sundry section below.

Tenant Find Only

Provision of the Belvoir services as detailed in the Landlord Terms of Business which includes:

  • Advertise the property on the Belvoir website & all the major property portals
  • Accompanied viewings
  • Referencing of prospective tenants
  • Prepare all tenancy agreements and documents
  • Personal check in at the property
  • Utility switch over including council tax
  • Receiving & processing first month’s rent
  • Providing first month statement of income & expenditure.

Costs:
12 month let – £750 including VAT
HMO Properties – £1,200 including VAT
payable for each letting where The Tenant is introduced by The Agent
A non-refundable advance payment of £250 including VAT is payable on instructing Belvoir to market the property. The balance is payable on commencement of the tenancy and deducted from the rent collected at the commencement of the tenancy.
Please note Belvoir Southampton provide their Tenant Find Service on a sole agency basis only.

Cancellation

If you cancel within the 14-day cancellation period then any fees paid will be reimbursed in full and you will not incur any fees as a result of the reimbursement. However, if you have asked Belvoir to begin the performance of services during the cancellation period, you remain liable for an amount which is in proportion to what has been performed until your cancellation notice was received.

Where Belvoir are instructed to let a property and marketing has begun, should the landlord cancel the service prior to a tenant being found there is a cancellation fee of £250.

Where Belvoir are instructed to let a property and a tenant is found, should the landlord cancel the service prior to the check in, a cancellation fee equal to the current Tenant Find Fee will be payable plus other costs incurred e.g. inventory.

Where Full Management or Letting and Rent Collection service is cancelled during the tenancy (including any extensions either a new fixed term or monthly periodic) a fee of £1000 inclusive of VAT will be payable.

Belvoir Southampton is a member of the Property Ombudsman (TPO) for Lettings Redress Scheme under membership number D8808.
