Tenant Fees Explained

The price advertised in our property adverts is the rental cost of the property – this is displayed per calendar month (PCM). Or if you were looking at a student property then the cost will be per week, per tenant.

In addition to paying the rent, you may also be required to make the following payments, permitted under the Tenant Fees Act 2019. These fees are not included in the price shown.

Before the tenancy starts (payable to Belvoir Lettings & Estate Agents Leicester)

  • Holding Deposit: 1 weeks rent (link to guide to tenancy deposits)
  • Deposit: 5 weeks rent

During the tenancy (payable to agent)

  • Payment of interest for the late payment of rent at a rate of 3%

During the tenancy if permitted and applicable

  • Utilities – gas, electricity, water and sewerage
  • Communications – telephone and broadband
  • Installation of cable/satellite
  • Subscription to cable/satellite supplier
  • Television licence
  • Council tax

Other Permitted Payment

Any other permitted payments, not included above, for breaches of contract or under the relevant legislation including contractual damages. These may include reasonable costs or losses incurred for loss of keys, security devices and changes to the tenancy agreement or early termination, if the Landlord agrees they can be made, up to the permitted limits.

  • £50,000 of legal cover to provide financial support and professional advice in the event of disputes.
  • Optional extra cover is available for possessions and property damaged whilst away from the insured address.
