Landlord fees

For our landlords, we offer two kinds of service: our self-manage service and the fully managed. Our self-managed service is normally taken out by landlords who undertake the repairs themselves instead of using a contractor to do this. They are normally good at keeping on top of the legislation for rented properties, and they get the gas safety check renewed themselves each year. For this service, there is of course a fee, but inclusive of that you will get the following:

  • Photographs taken and full description formulated
  • Advertising for a tenant
  • Viewings done
  • Advice on refurbishment
  • Referencing of prospective tenants completed
  • Condition statement / inventory arranged (meter reads taken)
  • Preparation of legal contracts
  • Initial payment of the deposit and the first months’ rent taken
  • Utility switch over
  • Registration of the tenants’ deposit
  • Return of the deposit at the end of the tenancy

The fee for this is paid within the first months’ rent, of which we will deduct and then forward the landlord the remainder. Our minimum charge is £450 + VAT, or 60% of the first months’ rent + VAT. There is also an inventory fee, which covers the cost of the inventory clerk to attend the property, the price of this varies between property sizes, anything up to a 2-bedroom house is £75, and then the price increases by £10 per additional room. This is just a one-off fee, and the tenant is given the landlords’ bank details to make all future payments to. After the signing of the contract, a copy of the tenancy agreement, the inventory and the receipt will be forwarded to the landlord, from which point they will take over the management from there.

Fully managed

Our fully managed service is slightly different. As the name might suggest, the fully managed service is what we provide to our landlord when we manage the property from the start to the end of our tenants’ contracts. We feel that this gives our landlord’s peace of mind, knowing that their property is in safe hands. If there is any issues at the property, we’ll be the tenants’ point of contact, this takes a lot of emotion out of the situation, we then arrange for our contractors to look. We only contact our landlord’s when a quote is in hand – if we believe that the quote is too high, we’ll obtain a second opinion and then will present both to the landlord at once. Our fully managed service includes the following:

  • Preparation of binding contracts
  • Initial payment of the deposit and first months’ rent taken
  • Utility switch over
  • Registration of the tenants’ deposit
  • Rent collection and monthly statements sent out
  • Rent arrears handling
  • Periodic property inspections, every 3 to 4 months, which we will hold keys for
  • Advice on refurbishment
  • Maintenance handling
  • Annual renewal of gas safety certificate
  • Warnings sent to tenants in breach of their contracts
  • Advise on property repossessions
  • Rent increases
  • Notice for repossession
  • Final inspections, of which meter reads are taken in
  • Return of the tenants’ deposit at the end of the tenancy
  • Re-letting process, which usually includes a rent increase

We do all of this and more for a percentage of the rent each month, we then send the rent minus our fee out to the landlord along with a statement for their accounts. If any maintenance work is completed, a copy of the invoice is also emailed out to our landlords, as well as a copy of the gas safety certificate when this is renewed annually. Dependant on where the property is located, we charge between 12% and 14% inc VAT but it may be possible to arrange a discount for landlords with more than 3 properties in their portfolio. For our new landlords, we charge a standard rate of £240 which covers the cost of all the new advertising. Just the same as our let-only service, there is also an inventory fee, which covers the cost of the inventory clerk to attend the property, the price of this varies between property size, anything up to a 2-bedroom house is £75, and then the price increases by £10 per additional room. This is a 50% share with the tenant. All fees listed are inclusive of VAT.
