Serving a section 8 notice – £450.00

From 1 May, we will no longer be able to prepare paperwork for legal notices served to tenants.

If you wish to serve a Section 8 notice, this will need to be arranged either through your own legal representatives or via our partners, Let Alliance, who can manage this process on your behalf through their legal team.

If you already have a Rent Guarantee policy in place, the service of a Section 8 notice on the grounds of rent arrears is included within the policy, and no additional charge will apply.

However, if you do not have a Rent Guarantee policy, a fee will be payable for arranging the preparation and service of the notice.

Assisting with a First Tier tribunal (Rent increase tenant dispute) – Fully managed properties only £150.00

From 1 May, tenants will have the right to challenge any proposed rent increase by applying to a First-tier Tribunal.

In the event of such a challenge, we will be required to assist the relevant tribunal by providing supporting evidence and a report outlining our rationale for considering the proposed rent to be fair and in line with the current market conditions.

Wherever possible, we will seek to avoid this process by engaging with tenants well in advance of any proposed rent increase. Our aim is to reach an agreement through early discussions, ensuring that both landlord and tenant are satisfied with a fair and reasonable outcome, thereby minimising the need for tribunal involvement.

• £150.00 for fully managed properties
• For let only properties if you want us to organise this for you then we can do and the fee will be £150.00

Court attendance (For fully managed properties only)

• Half day £250.00

Professional photos and video service (For fully managed and let only properties)

• Flats and smaller houses(2-3 bedrooms) – £225.00 for photos and full video tour
• Larger houses up to 4/5 bed detached – £245.00 for photos and full video tour

Floor plan (For fully managed and let only properties)

• £45 for property of up to 120m2 then over 120m2 £0.40 per square metre
