Selling your home in Cambridge

Clear advice on price and the right way to sell, from a local Cambridge team.

Selling in Cambridge usually starts with two questions: what is my home worth, and how should I sell it? We'll answer both at a free valuation, using recent sales near you, and explain our reasoning so you can decide with confidence.

Belvoir Cambridge is locally owned and based off Newmarket Road. We're part of the Belvoir network of more than 170 offices across the UK, and because we let property as well as sell it, we can also tell you what your home would rent for.

Start with a free house valuation

We'll look around your home, and together with our genuine local knowledge, we compare it with similar homes that have sold nearby. Then we'll recommend an asking price and explain how we got there.

Not sure whether to sell? We can tell you what your home would rent for at the same appointment, so you can compare the two.

Choosing the right way to sell

We'll recommend the route that suits your home and your timescale.

Private treaty

Most homes sell this way. We market your home, arrange and attend viewings, and negotiate offers for you, checking each buyer's finances so you can accept with confidence.

Property auction

Auction suits sellers who want speed and certainty and homes that may not suit a mortgage buyer, such as those needing work. Buyers commit to a set timescale once their bid is accepted. Find out more about property auction in Cambridge.

Sale by tender

When we expect strong interest, a tender gives every buyer the same chance. Each one submits their best offer by a fixed deadline, and you compare them side by side.

Belvoir The Collection

For higher-value homes, or homes with unusual features or views, Belvoir The Collection adds professional interior and aerial photography, floor plans, premium portal listings and social media coverage.

Selling a tenanted or investment property

If you're a landlord who has decided to sell, the Renters' Rights Act has made timing more important. Since 1 May 2026, Section 21 notices can no longer be used. To sell with vacant possession, a landlord uses Ground 1A, which needs at least four months' notice and can't take effect in the first 12 months of a tenancy. If the sale then falls through, the property can't be re-let for 12 months.

Selling with the tenant in place avoids that wait. Plenty of investors look for homes that already have a tenant and rental income. Because our sales and lettings teams share an office, we can show you what each route means for the price and the timescale and help you choose.

If you're still deciding, talk to us first. Sometimes a rent review or a change in how the property is managed makes keeping it the better option, and we'll tell you if we think that's the case.

Selling in Cambridge: common questions

How much is my house worth?

The most accurate answer comes from a free face-to-face valuation, where we see your home and compare it with recent sales nearby. For a quick starting point, try our instant online valuation.

How much does it cost to sell with Belvoir Cambridge?

It depends on the package you choose and your property. We'll set out what's included and what it costs, in writing, at your valuation and before you commit.

How long does it take to sell a house in Cambridge?

It depends on the price, the property and whether you're in a chain. Once an offer is agreed, the legal work usually takes a few months. We'll give you a realistic timescale at your valuation.

Can I sell my rental property with the tenants still living there?

Yes. Many investors prefer a property with a tenant already in place. If you need vacant possession instead, you'll usually need to give at least four months' notice under Ground 1A of the Renters' Rights Act, and the notice can't end in the first 12 months of the tenancy. We'll help you weigh up both routes.

Should I sell my property at auction?

Auction suits sellers who want speed and certainty, and properties that may not suit a mortgage buyer. It isn't right for every home, so we'll explain the pros and cons for yours before you decide.

What do I need before I put my house on the market?

You'll need proof of identity and ownership and a valid Energy Performance Certificate. If your home is leasehold, you'll also need details of the lease, ground rent and service charges. Certificates for any building work are useful too, and we'll help you gather it all.
