Information regarding landlord fees in Colchester

Full management

Initial set up fee – first month’s rent, inclusive of VAT

Tenant Find Only

120% inclusive of VAT of one month’s rent payable for each letting to a tenant introduced by The Agent.
Payable on commencement of tenancy and deducted from the rent collected at the commencement of tenancy.

Tenant Find Plus

120% inclusive of VAT of one month’s rent payable for each letting to a tenant introduced by The Agent.
Payable on commencement of tenancy and deducted from the rent collected at the commencement of tenancy,
plus £150.00 inclusive of VAT paid upfront for the arrangement of the inventory and schedule of condition and
pre-tenancy checks (Electrical Installation Condition Certificate (EICR), Landlord’s Gas Safety Record, Energy
Performance Certificate (EPC), PAT test if required); Tenancy Agreement. This fee does not include the cost of
the certificates, which require payment in advance.

Letting and Rent Collection

Initial set up fee one month’s rent inclusive of VAT
Monthly commission 5% inclusive of VAT of the rent, deducted from the rent as received

Introduction Only Service

£300 inclusive of VAT payable for each letting where the tenant is introduced through the Agent

Empty Property Visit: £36 inclusive of VAT per visit in advance of requirement
Deposit release administration charge for non-managed clients £54 inclusive of VAT
Mid-term Tenancy alterations for managed clients – £75 inclusive of VAT for the new Tenancy Agreement + £25
inclusive of VAT referencing charge per applicant and inventory (if necessary) charge will be passed on at cost.
