Tenant Find - What’s included?
Our Tenant Find service takes the stress out of finding your next tenant. For 60% of one months rent inc VAT, we will:
- Provide a marketing description
- Measure up
- Create floor plans
- Photograph
- Advertise your property on Rightmove, On The Market and Belvoir.co.uk
- Provide a member of staff on viewings
- Pre vet all viewers to check suitability and avoid wasted time
- Pitch potential tenants to you
- Reference chosen applicants (This includes full credit check, Right to Rent in the UK, last 5 years landlord references and employers reference)
- Arrange Gas Safe Certificate if needed
- Carry out Legionella Risk Assessment
- Provide tenant with all legal documentation at move in (Tenancy Agreement, Legionella Risk Assessment, EPC Certificate, Gas Safe Certificate, DPS terms and conditions, Prescribed Information and The Governments How To Rent Guide)
- Register the deposit with DPS
- Attend the property with the tenant on their move in day and check all smoke alarms are working (legal requirement).

Our full management package has all the benefits of the Tenant Find, plus:
- Inventory
- Quarterly property inspections
- 24/7 tenant maintenance reporting
- All maintenance handled with no further charges or commissions
- Monthly rental statements and contractor invoices
- Complimentary ‘landlord fixtures and fittings insurance’ at no cost
- Optional rent guarantee insurance (have your rent paid in full and on time if you have issues with your tenants, we will even cover the costs of evicting them – nil excess, £20 per month.)
- Deposit disputes handled
Full Management costs 12% of the monthly rental value Inc VAT.
