Information regarding landlord fees in Tynedale

Level of Service Offered

Tenant Find:

One month’s rent inclusive of VAT payable for each letting where the tenant is introduced through the Agent
*If the monthly rental is £500 you will pay a fee of £500 inclusive of VAT.

We carry out viewings, take applications, credit & reference check, draw up and have the tenancy signed, take the tenant bond, arrange rent payment method. Make any HMRC deduction and provide tenant with NRL8 (if relevant)

Rent Collection:

On each change of tenant a fee of one months rent including VAT then 5% plus VAT (6% inclusive of VAT) of the received, deducted by the agent. We collect the rent and remit to landlords bank account net of our fees, pursue non-payment of rent and provide advice on rent arrears actions, make any HMRC deduction and provide tenant with NRL8 (if relevant). Tenant find fee above applies and this service is only available if Belvoir have referenced the tenant or with individual agreement with the franchise owner.

Rent Collection & Inspection:

On each change of tenant a fee of one months rent including VAT then 7.5% plus VAT (9% inclusive of VAT) of the rent received, deducted by the Agent. Plus we will provide the tenant with a property inventory, lodge the tenant bond with The Deposit Protection Service, carry out regular inspections of the property and provide the landlord with a written report, carry out a move out inspection on behalf of the landlord at the end of the tenancy. Tenant find fee above applies and this service is only available if Belvoir have referenced the tenant or with specific agreement with the franchise owner.

Full Management:

On each change of tenant a fee of £450.00 plus vat i.e. £540.00 inc VAT. Then a monthly charge 11% excluding vat 13.2% inclusive of VAT of the rent received, deducted by the Agent
If the monthly rental is £500 you will pay a fee of £66 inclusive of VAT.

Our full management service covers almost everything you could think of, everything from the above services plus the ongoing handling of any maintenance issues (Belvoir Tynedale & Hexham do NOT charge commission on jobs carried out) we keep landlords fully up to date with safety certificates, compliance and new legislation & handling of the tenants deposit at the end of the tenancy should there be any problems.

Inventory Fee:

Unfurnished Properties

Typical inventory costs – £90 minimum dependent on size of property (inc VAT)

  • 2 bedroom property £90 plus vat (£108 inc vat)
  • 3 bedroom property £120 plus vat (£144 inc vat)
  • 4 bedroom property£150 plus vat (£180 inc vat)

Larger properties we will give an individual cost, furnished properties we will give an individual cost. There is no charge for inventories on unfurnished properties under the Full Management or Rent Collection & Inspection Services as this is included in the management fee.

Deposit Registration Fee:

£25 plus vat (£30 inc vat), no charge with Full Management or Rent Collection & Inspection Service.

Sundry Fees:

all are included at no charge with Full managed Service and Rent Collection & Inspection.

  • To resign a tenant with a new tenancy at your request £75 inc vat
  • To carry out and give a full report on property condition on tenant move out £75 inc vat
  • Check the property on move out against inventory and provide a report £90 inc vat up to and including thre bedroom properties agreed on an individual basis for larger properties
  • Work involved with an insurance claim £42 per hour inc vat
  • Work involved in preparing and submitting a claim to DPS arbitration service £42 per hour vat inc.

Legionella Risk Assessment:

Minimum £24 inc vat, maximum £48 inc vat depending on property size and distance from the office.
