Property Description

A much-improved 3-bed family home on a cul-de-sac in the village of Grove. Sizeable enclosed rear garden. Separate garage storage. Recently redecorated and improved, this smart home is a great blank canvas to make your own. Empty, ready and waiting.

Property
Mallard Way is a freshly redecorated and updated property, ready for someone to move into and add those personal flourishes that turn a house into a home.

Located in the thriving village of Grove, close to the historic town of Wantage, this is an increasingly desirable and sought-after area. Being on a ‘Way’, rather than a ‘Road’, there’s no traffic or cars passing the house, yet you still have the advantage of nearby parking and your own garage. You also have the open space of Swift Green close by, which enhances the village feel.

Entrance
A recessed storm porch shelters visitors and packages from the elements.

The part-glazed front door and sidelight fills the bright entrance hall with natural light. Wood-effect flooring connects the hall with the large lounge/diner, while freshly carpeted stairs take you up to the first floor. To the side of the front door you have space to hang coats and take off outdoor shoes. Beneath the stairs is a handy storage space, ideal for tucking away the hoover and cleaning bits and bobs.

This house has been freshly painted in neutral tones, making it a great blank canvas to move into and make your own.

Lounge/diner
Running the full length of the house, with windows at either end, the lounge/diner is a bright, welcoming space. Nicely proportioned, you have plenty of space for a sofa, easy chairs and a media centre to one end, with a dining table to the other.

Wood-effect flooring adds a smart, practical finish, while the bright white walls enhance the natural light and feeling of space. Two ceiling lights ensure things are never dull, while two double radiators keep everyone toasty warm. A part-glazed door leads into the hall.

Kitchen
Cream cabinets and attractive, warm wood-effect counters. You’ve a 1½ stainless steel sink and drainer, tall fridge-freezer, freestanding dishwasher and washing machine with additional space for your own cooker and eye-level microwave in the tall pantry unit.

Attractive tiling in two sizes complement the colour scheme and add a practical finish to the walls. The floor is hard-wearing terracotta tiles.

A glazed door leads out to the patio and rear garden, connecting inside and out and keeping things super easy for social gatherings and summer barbecues.

UPSTAIRS
New carpet runs up the stairs, along the galleried landing and into all three bedrooms, giving a connected feel to the upstairs.

Above is the loft hatch into the attic space, and at the end of the landing is the airing cupboard.

Bedroom one
This generous double looks out over the rear garden. A recess provides an ideal space for a double wardrobe, leaving the rest of the room free for a king-size bed and accompanying bedroom furniture.

Bedroom two
Another good-sized double bedroom, this time looking out to the front of the house.

Bedroom three
A nice-sized single or compact double, this would make a great child’s bedroom or a super home-office.

Family bathroom
Recently refurbished, another big tick on the new house ‘to do’ list, the bathroom blends style with comfort and practicality. You’ve a double-ended bath – great for ensuring nobody gets the tap-end, topped by an electric shower with a handset on a riser bar – perfect for cleaning up after messy bathtimes.

The warm-toned tiling is full-height around the bath and creates a splashback above the basin and vanity unit. The back-to-cabinet loo, chrome ladder-style radiator and illuminated mirror give this bathroom a stylish contemporary feel.

Gardens
To the front of the house, the original open feel of the development has been maintained with a good-sized lawn. A path leads up to the storm porch and front door.

To the rear, the enclosed garden has a patio, ideal for lounging or dining, and just waiting for some flower or herb pots. The well-kept lawn is perfect for kick-abouts and four-legged friends. At the end of the garden, there’s more paving and a shed that provides useful storage for a mower, bikes and gardening equipment.

As with the rest of this family-friendly house, the garden is a nicely sized blank canvas, just waiting for someone to make it their own.

Garage
The garage, in a separate block just around the corner, has a new roof, ensuring a great watertight storage and garaging space.

Situation
Mallard Way is in Grove, the largest village in the Vale of White Horse, and one that dates back to 1142. Today, Grove has grown from the small hamlet it once was, with new developments having been carefully planned for safe and easy access to schools, with the minimum of roads to be crossed.

Unusually for many villages, Grove is still wonderfully self-sufficient. You have a couple of schools, Grove Library, Tesco Express and Co-op, a bakery, coffee shops and more, all within easy walking distance.

There are also a couple of attractive pubs, with more in the surrounding villages and towns. Grove also has rugby, cricket, football and badminton clubs, as well as a gym, in addition to the facilities in nearby Wantage.

For walkers, the nearby ancient Ridgeway is a must, and you’re close to the North Wessex Downs AONB (Area of Outstanding Natural Beauty). Letcombe Brook, a rare chalk stream, flows through the village.
