Stamp duty in November 2026: what Tilehurst buyers are really paying now

If you are buying property in Tilehurst right now, stamp duty is no longer a background consideration, it is a front-and-centre budget item that could reshape where you choose to buy, what you can afford, and how long it takes you to save your deposit. Since the April 2025 threshold changes, the stamp duty landscape for buyers across England shifted considerably, and the actual price and buyer’s circumstances determine the bill in either RG30 or RG31.

At Belvoir Tilehurst, we work with first-time buyers, upsizers, and investors every week, and the question we are hearing most often is a simple one: how much will stamp duty actually cost me here? This blog gives you the clearest, most localised answer we can.

What changed in April 2025?

Before April 2025, first-time buyers in England benefited from a nil-rate threshold of £425,000, with relief available up to £625,000. When the temporary thresholds expired, those figures reverted to their previous levels: a nil-rate band of £300,000 for first-time buyers, with relief capped at properties up to £500,000.

For standard purchasers, such as home movers, with separate higher rates potentially applying to investors, the nil-rate band dropped from £250,000 back to £125,000. The result was an immediate and significant increase in upfront costs for buyers across most of England.

Calculate the tax on the actual purchase using HMRC’s current rates. Have your conveyancer confirm reliefs, surcharges and any transaction-specific complications.

RG30 vs RG31: comparing purchase prices and stamp duty

Tilehurst straddles two postcodes, and the difference between them is more than geographical. It is financial.

RG30: comparing options for budget-conscious buyers

RG30 includes Tilehurst and other parts of Reading. Check the exact address and actual asking price rather than assume that every two-bedroom home sits within an entry-level price range or below the relief threshold.

As a hypothetical example, for an eligible first-time buyer purchasing at £250,000 in RG30, the stamp duty calculation is straightforward: the entire purchase price falls within the £300,000 nil-rate band. The stamp duty bill is £0.

For a standard purchaser paying the standard single-property rates buying at £250,000, the calculation is:

  • £0 to £125,000 at 0% = £0
  • £125,001 to £250,000 at 2% = £2,500
  • Total stamp duty: £2,500

That £2,500 example applies wherever an otherwise equivalent standard-rate £250,000 purchase takes place in England. A postcode does not create a separate SDLT advantage or establish whether the cost is manageable for an individual buyer.

RG31: the cost of buying at different price points

RG31 contains a mix of homes and price points. Check the actual address when comparing properties, and use the agreed purchase price to plan SDLT and other buying costs.

As a hypothetical example, for an eligible first-time buyer purchasing at £420,000 in RG31, the calculation under current rules is:

  • £0 to £300,000 at 0% = £0
  • £300,001 to £420,000 at 5% = £6,000
  • Total stamp duty: £6,000

For a standard purchaser at £420,000:

  • £0 to £125,000 at 0% = £0
  • £125,001 to £250,000 at 2% = £2,500
  • £250,001 to £420,000 at 5% = £8,500
  • Total stamp duty: £11,000

On a hypothetical eligible £425,000 purchase, first-time buyer SDLT is £6,250: a cost that simply did not exist for many buyers in this price range under the pre-April 2025 thresholds.

What this means if you are a first-time buyer in Tilehurst

The practical implication is clear: if your budget is stretched, compare the complete costs of the homes available in both postcodes. The same price and buyer circumstances produce the same SDLT calculation in either. The difference is not just about property price: it is about the total cost of purchase, and how much of your savings you have left after completion.

A Lifetime ISA can help an eligible first-time buyer save: it can be opened at ages 18–39, with contributions up to £4,000 a tax year and a 25% government bonus. A qualifying home withdrawal generally needs a mortgage purchase at £450,000 or less, at least 12 months after the first payment, with funds handled by the conveyancer. It contributes to the purchase, rather than directly paying the SDLT bill.

It is worth noting that the £450,000 LISA property limit does cover the lower end of RG31 pricing, but a withdrawal for a home above that threshold is subject to the current withdrawal-charge rules, which should be checked before committing.

A word for sellers in RG31

If you are selling in RG31, the stamp duty reality facing your buyers is relevant to how you price. A buyer who is already committing £5,750 to £11,000 in stamp duty, before legal fees, survey costs, and moving expenses, is making a very different financial calculation than a buyer was three years ago.

Pricing strategically does not mean undervaluing your home. It means understanding that buyer affordability has tightened, and that a property priced with sensitivity to total purchase costs will attract more committed, mortgage-ready buyers. The team at Belvoir Tilehurst can provide a current market valuation that reflects both local demand and the real-world budgets buyers are working with in 2026.

The bigger picture for Tilehurst investors

For an additional residential property, the higher-rate surcharge is generally 5 percentage points above standard rates, subject to the rules and exceptions. In hypothetical purchases with no other complications, this produces total SDLT of £15,000 at £250,000 and £32,000 at £420,000. It is no longer a 3% surcharge.

Include the actual SDLT bill in the investment budget alongside finance, maintenance and voids. A lower purchase price does not by itself establish a stronger yield or a measured shift in investor interest between postcodes.

Local context: why Tilehurst still makes sense

Despite the increased upfront costs, Tilehurst remains one of Reading’s most consistently in-demand residential areas. Strong transport links via Tilehurst railway station, proximity to Reading’s employment base, and access to well-regarded schools continue to underpin buyer demand across both postcodes.

Assess current marketing activity using comparable local evidence rather than assume a single trend for both postcodes. Buyers are simply being more deliberate about where they purchase and how they structure their finances. That is where local expertise makes the difference.
