Warm Homes Local Grant Now Open – Are Landlords Eligible?

The government’s EPC improvement grant scheme is now live — and it’s great news for landlords with properties in qualifying postcodes. This funding can help landlords bring their properties up to EPC grade C without footing the full bill.

Here’s everything you need to know to take advantage of this opportunity as a landlord.

What Funding Is Available?

Eligible landlords can access:

  • 100% funding on the first qualifying property, capped at:
    • £15,000 for EPC improvements
    • £15,000 for low-carbon heating

  • 50% funding on additional properties
    • Up to £315,000 total funding over 2 years

This is a grant — not a loan — making it an excellent option for landlords struggling to self-fund energy upgrades.

Who’s Eligible?

To qualify, properties must:

  • Be located in a participating council area
  • Have an EPC rating of D–G
  • Be tenanted by a low-income household
  • Be privately owned (owner-occupied or privately rented)

Eligibility is postcode-dependent, and your local council must have applied for funding to be part of the scheme. Each council will manage delivery and monitoring locally.

Councils will also monitor rent levels post-upgrade to ensure improvements aren’t used to justify large rent increases — a fair request given the public funding involved.
