Former Manse – Buy to Let near Arbroath?

Ok probably not; this one http://www.tspc.co.uk/details.asp?id=116647

looks stunning even if you need a combine harvester to cut the grass. Its on with RSB/Lindsays and is exactly the kind of ‘period’ property that I love to see in the Scottish property market.

It looks to have been beautifully renovated throughout, I love the log burner, big rooms and windows in fact I cant see much I don’t like about it. However just as an exercise what would it rent like, well the asking price is £625,000 and I would guestimate (and it’s a big guestimate) that an achievable rent for this property in this part of the country would be lets say £1800 – £2000 which at the top end is a rental return of 3.52%

If this property was in The Golden Triangle in Cheshire, e.g. within driving distance of Man Utd, Man City, Liverpool, Everton and of course the new BBC HQ in Manchester, then it would comfortably rent at probably over £4,000 per month. Even around Edinburgh/Glasgow it would come pretty close to that. Unfortunately most areas have an ‘upper limit’ on any given property which doesn’t always reflect the quality of the property itself.

Still a stunning property and its nice to dream.
