A current example would be this two bed flat in the middle of the Ferry, now I know I’m never normally one for a ground floor flat but I do like the look of this one.

Great location, extremely convenient for the local facilities, the sea front and transit into Dundee (and beyond).
It seems to be in great condition in a very nice block with great garden. I know that gardens aren’t high on the list of ‘must haves’ for buy to let flats but when they are well maintained and as presentable as this I think it helps the property let and differentiates it from its competition.
I think a rental return of at least £540 PCM is achievable which gives a rental return of just under 5%, more importantly I think the capital appreciation on this one might be quite strong.
