MTD Q3 deadline: what Pontypridd landlords must submit by 7 February 2027

Making Tax Digital Q3 deadline guidance for Pontypridd landlords, covering the 7 February 2027 submission deadline, cumulative rental income, allowable expenses and HMRC reporting.

If you are a landlord in Pontypridd already registered for Making Tax Digital for Income Tax Self Assessment (MTD for ITSA), the Q3 deadline is worth preparing for, although the Q2 update due 7 November 2026 comes first. The Q3 submission window covers the period from 6 October 2026 to 5 January 2027, and your quarterly update must reach HMRC by 7 February 2027.

At Belvoir Pontypridd, we have been guiding local landlords through every stage of the MTD journey – from our general MTD introduction in July 2026 to the Q1 deadline and preparations for Q2. This Q3 update builds on that foundation and is aimed squarely at landlords who are already in the system and need clear, actionable guidance for what comes next.

What the Q3 quarterly update actually covers

This is one of the most important points to understand about MTD quarterly reporting: your Q3 submission is not just a snapshot of October to January. It is a cumulative figure.

Your Q3 update must reflect total income and total allowable expenses from the very start of the tax year – 6 April 2026 – right through to 5 January 2027. HMRC uses this running total approach to build an accurate picture of your property income across the year, quarter by quarter.

For Pontypridd landlords managing portfolios across areas such as Treforest, Church Village, Rhydyfelin, Cilfynydd, or the town centre itself, this means every penny of rental income received from contract holders under occupation contracts throughout that period must be correctly captured in your MTD-compliant digital records.

Why correct record-keeping under Welsh law matters here

Under the Renting Homes (Wales) Act 2016, the legal framework governing rented property in Wales differs meaningfully from England. In Wales, what would elsewhere be called a tenancy agreement is an occupation contract, and the person renting your property is a contract holder – not a tenant.

This distinction is not merely semantic. Your digital records, submitted through your MTD-compatible software, should accurately reflect income received under occupation contracts. Whether you let a terraced property near Pontypridd town centre, a flat close to the University of South Wales Treforest campus, or a family home in Llantwit Fardre, all rental income from contract holders across your portfolio must be included in your Q3 cumulative total.

The soft-landing position: what it means for your Q3 submission

HMRC has confirmed a soft-landing approach for the 2026–27 tax year. In practical terms, this means that if your Q3 submission arrives after 7 February 2027, you will not immediately receive a penalty point for that late filing – provided all quarterly updates are completed before you submit your end-of-year Final Declaration.

This is genuinely helpful breathing room for landlords still finding their footing with new software or digital processes. However, it is important not to misread the soft landing as an invitation to delay indefinitely.

Do not let soft landing become a habit.

The soft-landing applies only to the 2026–27 tax year. From April 2027, HMRC’s points-based penalty system comes into full effect. Under that system, each missed quarterly deadline earns a penalty point. Accumulate enough points and you face a financial penalty.

If you are a Pontypridd landlord managing multiple properties – whether a handful of homes in Graig or a larger portfolio spread across the Rhondda Cynon Taf area – building compliant habits now will protect you from penalty exposure when the soft-landing ends.

How to prepare your Q3 submission

Your MTD-compatible software should already be capturing income and expenses digitally on a rolling basis. For Q3, the process involves reviewing and confirming the cumulative figures your software has recorded from 6 April 2026 to 5 January 2027, then submitting the quarterly update to HMRC before 7 February 2027.

Key items to check before you submit:

All rental income received from contract holders across your Pontypridd portfolio is recorded accurately and assigned to the correct property.

Allowable expenses – including letting agent fees, revenue maintenance and repairs, and landlord insurance, with residential mortgage interest recorded separately for the restricted finance-cost tax credit where applicable – are correctly categorised and totalled cumulatively from the start of the tax year.

Any changes to occupation contracts during the quarter, such as new contract holders moving in or existing contracts ending, are reflected in your records with accurate dates and figures.

Your software has successfully connected to HMRC’s systems and is ready to transmit the update.

What comes after Q3: the Final Declaration

Once you have submitted your Q3 update, the next milestone is the Q4 quarterly update, covering 6 January 2027 to 5 April 2027, due by 7 May 2027. After that, you will need to complete your end-of-year final declaration, which replaces the traditional self-assessment tax return for MTD-registered landlords.

The Final Declaration is where you confirm your total income, claim any remaining allowances, and finalise your tax position for the 2026–27 year. All four quarterly updates must be submitted before the final declaration can be completed – which is why HMRC’s soft-landing condition ties the two together.

Phase 2 is closer than you think

From April 2027, MTD for ITSA extends to landlords and self-employed individuals with combined gross property and self-employment income above £30,000 in the 2025/26 tax year – down from the current £50,000 threshold. If your Pontypridd rental portfolio currently sits below the £50,000 mark, now is the time to assess whether you will be captured by Phase 2.

Landlords with qualifying 2025/26 income above £30,000 and up to £50,000 who are not yet MTD-registered should begin exploring compatible software, speaking to their accountant, and understanding the quarterly reporting obligations that will apply from April 2027. The sooner you start, the smoother the transition will be.

Act before 7 February 2027

The Q3 deadline is fixed. With the soft landing in place for 2026–27, a late submission will not immediately cost you a penalty point – but all quarterly updates must be completed before your Final Declaration, and from April 2027, the points-based penalty system applies in full.

Do not leave your Q3 submission to the last moment. Log into your MTD-compatible software, confirm your cumulative income and expenses from 6 April 2026 to 5 January 2027, and submit your quarterly update to HMRC before 7 February 2027.
