Most agents only provide two, but we like to provide landlords with a bespoke package. Below is an outline of the landlord services we offer and the associated costs. Where indicated the costs can be negotiated:

- Rent Guarantee – 4% plus VAT of the annual or monthly rent
- Section 13 notice service (rent increases) – £90 (including VAT)
- Section 8 notice service (to sell the property, move back into the property or rent arrears and a few additional other grounds) – £600 (including VAT) for one landlord. For additional landlords it will be and extra £60 including VAT per landlord. For complexes cases and for more than one ground fee to be agreed
- Making Tax Digital (MTD) – £240 (including VAT)
- Landlord Sanction Check – £30 (including VAT) per landlord
- Floor Plan – £120 (including VAT)
- Energy Performance Certificate (EPC) – £156 (including VAT)
- Landlord Gas Safety Certificate – £114 (including VAT). Landlord Gas Safety Certificate plus Boiler Service – £180 (including VAT)
- Electrical Installation Condition Report (EICR) – Starting at £222 (including VAT) for up to 3 beds. Extra rooms £60 (including VAT) per room and £60 (including VAT) per additional consumer unit
- Posting Statements £36 – (including VAT) per month
- Key Cutting – £12 (including VAT) per key
- Quotations (below £500) – £90 (including VAT) – this will be deducted from overall cost if work is instructed
- Furnished Inventory Fee – £30 (including VAT) per furnished room
- Forwarding Post to Landlord (per batch) – £90 per batch (including VAT)
- Void Management (per week for 4 weeks in advance) – £120 (including VAT)
- Professional Hourly Rate – £90 (including VAT)
- Organising an Insurance Claim – 12% of works value plus VAT
- Preparation of Paperwork for Alternative Deposit Resolution – £300 (including VAT) as a one-off or £90 for an annual subscription )including VAT)
- Withdrawal Fee (once verbal consent to commence marketing) – £420 (including VAT)
- Withdrawal Fee (once verbal consent given to commence referencing) – £480 (including VAT)
- Obtaining keys or cards for utility meters or clearing any debt from previous keys or cards (when first taking on property) – £90 per key or card (including VAT)
- Cancellation Fee (if cancelling the Fully Managed or Rent Collection Service during the term of tenancy plus any extensions) – 75% of 1 month’s rent plus VAT
- Introducing a Buyer for the Property (usually the Tenant) – £1200 (including VAT)
- Court Attendance (in the absence of Rent Guarantee) – £300 (including VAT plus reasonable expenses)
- Registration with HMRC of Non-Resident Landlords – £30 (including VAT) per landlord per year
- Renewal of Tenancy Agreement (with one existing tenant remaining) – £300 (including VAT)
- Re-Let of property within 6 months – £420 (including VAT)
